Rented property that was in a poor state of repair and the forecourt was little more than a gravel filled cat litter box, spent time and money improving the property and have moved out to buy my own house and now suddenly there are spurious reasons to withhold return of deposit.

My wife left her deposit with this company when she starting renting a house in 2013.we recently moved to a new property and went to collect her deposit back.they say they have no recollection of it being put with them even though my wife and mother went in and paid the deposit.we have the contract but no receipt.who would after 5 years.thieves and rip-off merchants..next step will be claims court.

Unfortunately as we have explained on NUMEROUS occasions to this tenant - we acted as an advertising agent only for this tenancy. Whilst the landlord has all relevant receipts for an advert ONLY contract - which made clear any financial transactions were conducted SOLELY between landlord and tenant - the tenant has returned to us for the deposit return. We have made every effort to signpost her in the correct direction for her deposit return. The tenant advised us she had ALL relevant documentation about the payment of her bond - however she has FAILED to provide ANY evidence this wax paid to us. IF it was paid it was MOST CERTAINLY NOT paid to us and we have evidenced ALL receipt books to show this fact. We continue to try and support this tenant regardless of her accusations. However no reasonable person or company can surely be held to ransom to repay a deposit that was never received by ourselves on the threat of s negative review online. In addition may I note on behalf of Bellwood & Harris, that the company freely opens itself to audits from both the deposit service we use and our trade body where no discrepancy in our books has ever been suggested or identified.

The Fees were very reasonable! we viewed other properties with other agents and we'd need a small mortgage just to pay there admin fee.

What agent could do to change your mind?

Considered the situation fairly and resolved the issues without delay, and helped resolve the issues without needing to involve Environmentl Health and the Council, Could have handled the situation rather than swearing at me etc.
