DO NOT USE THIS LETTING AGENCY! attempting to withhold deposit back listing unreasonable reasons for doing so! removal of coat hanger, removal of 1 cocktail sausage roll from the freezer! no response to emails or phone calls avoid Stephanie at all costs, no help whatsoever, very rude, very arrogant, whenever she wants something off you she is quick to pick up the phone, but any queries that the tenant has, you seem to be ignored or put off I have also been in the office when tenants call in, and the lettings team 'claim' that she is not available when she is sat there! I wonder what they do all day?! DISGUSTING SERVICE!! SCAM ARTISTS WHEN IT COMES TO RETAINING DEPOSIT!! DO NOT USE!!!

3 Aug 2013I'm afraid I completely disagree with this statement/review, I feel I have always acted in the correct manner and followed correct procedures. At no point have I attempted to withhold a deposit unfairly or unjustly, when deductions are made from tenants deposits they are because the tenants has not met their contractual obligations. Indeed the points raised above would most certainly mean that the tenant has not fulfilled their obligations. I am only able to act under the jurisdiction of the deposit regulations and which have been in effect since April 2007. Furthermore due to my role within the company it does mean that I am not always available by telephone,email or in person. However I do ensure that any emails and which cannot be responded to for a particular reason are met with an out of office response. Also any calls which are made to our office are returned within 24hours. As the reviewer has chosen to remain anonymous, this doesn't give me the opportunity to give the full facts of the case. Should you wish to reveal whom you are, I would be more than willing to discuss the facts of the individual case. I will consider a non response to this statement within the next seven days, an admission from you that this statement is false and merely a defamation of my character. 5 Aug 2013I have to say, I disagree with this statement in its entirety. As the person has decided to remain anonymous, it is very difficult for me to explain the full facts of the case, however should the person wish to bring forward their name, I would be more than happy to discuss the matter and provide a factual reason for deductions from their deposit. I do not have the power to retain deposits in full without reason, I clearly just act under the jurisdiction of the guidelines set out and since April 2007. Furthermore, an deductions from deposits, is as a direct result of you not meeting your contractual obligations under the Tenancy Agreement. Due to the nature of my job, I am not always in the office or available to speak with directly or answer emails immediately. However I do ensure, that any phone calls are returned within 24 hours of receipt and that any emails which are received whilst I am not in the office are met with an out of office response, advising when I am back in to respond. I will treat non response to this post within seven days, as an indication that you do not wish to discuss this matter any further and that all comments are of a defamatory nature. 8 Aug 2013how can you claim that what you have said is true when 90% of the reviews on this site reiterate what i have said i.e. unfair holding of deposit, no return of phonecalls/emails, it is quite clear you are just trying to cover your back! you are right that you send an automated out of office response but then do not proceed to answer the emails or return phonecalls - quite frankly the whole operation is a joke. i have spoken to numerous tenants who have said the same thing and weirdly enough have been charged exactly the same amount for cleaning - maybe you just have a standard price that you attempt to charge all tenants? the sheer amount of time it takes for anything to get done indicates that you hope that tenants will just give up on contesting the charges and accept them instead. I would be interested to know what you personally gain from withholding any amount from the deposit as there has to be an incentive to drag the process out as long as you do, tell me, does the company or you personally receive a percentage of whatever is kept back? because it seems to be the case for all estate agents everywhere, there has never been an instance where a deposit was returned in full! in the same manner as you, i will treat a non-response to this as an indication that you DO TRY TO UNFAIRLY WITHHOLD PEOPLES MONEY THAT WAS PAID IN GOOD FAITH AT THE BEGINNING OF THE TENANCY! My only wish is more people visited this website before they rent anywhere with Eden Vale so they could know what they are in for come the end of the tenancy - if only I had done this!!!!

Not tried to steal our deposit. Not charged for lightbulbs when none were working when we moved in.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
