This is literally the WORST estate agent I have ever used in my 10 year renting history. Firstly the letting agent 'Tim Sweetman' illegally took money off my mothers debit card. We authorised the deposit of £1075 to come off the card but then he put through a seperate charge of £75 that he hadn't told us about and that I had not authorised. He said it was for a credit card fee when I questioned this unauthorised payment when my mothers card was actually a debit card. . . . even if it had been a credit card they should have told us this would be coming off and we could have arranged another form of payment. Then I was moving to Manchester (from another city) for a job starting on the 11th June 2012 and was due to move into the property on the 6th June 2012. I had arranged a removal van and my boyfriend had booked time off work to help. I was told two days before (only when I called about getting the key off them) that as it was a bank holiday weekend just before that they couldn't give me the keys until the 8th June - which meant I lost the deposit on my van, my boyfriend could no longer help me to move in and it gave me just a couple of days to move my whole life before starting my new job on the 11th. When I moved into the property the inventory stated that everything was GOOD & new . . .far from it. The fridge light was broken, the oven door handle was broken but superglued back together, the washing machine was broken - the buttons had be blu-tacked back on. Also the inventory said that the sofa & both beds were 'GOOD' both beds were completely broken, you could't even sit on one as the slats were all missing underneath. The second bed was snapped at the end, the metal had rusted off and the bar that joined the two ends of the bed was snapped in half. This was just the beginning of a LONG line of problems. The worst problem I had it getting in contact with anybody there, especially Katie Allen who was my managing agent at the time. It was a whole 5 weeks before she even responded to any of my 15 emails about the problems I had when moving in it's only because I went in and complained about her and asked for a different agent that they would get back to me. Another major problem I had is that they had not given me a key to the balcony door. I literally BEGGED them for a key as it was the middle of summer and I could not open the window in my bedroom. I even brought it to their attention that I could die in a fire in the night as would not be able to open the window. It took them 3 months to finally sort it when they said 'oops just realised we've had the key to the balcony all along here in the office' by this time is was the end of the summer and my need to open the window was far less that the time I had spent boiling in my bed for 3 months previous. The problems do not end there. When it came to the winter months and I started using the heating in the open plan living, dining, kitchen area I noticed a big problem. Everytime I turned on the radiator (there was only one to heat that entire space) the entire electricity in the flat went off which meant I could only use the radiator in complete darkness with no other appliance on. This problem was reported in December . . . . . i had no working heating in my entire living space until March 2013 when the problem was finally fixed as I had threatened to go to environmental health as the living conditions were not fit. It was fixed mid march then I moved out at the beginning of April as it was the end of my tenancy. That was not the only problem, the balcony door would not shut during February as the mechanics had broken in the bottom as it was old (this is what the conceirge told me as he was kind enough to come up when edenvale would not send anyone). I then had to have my balcony door completely open for 2 weeks . . .this teamed with the broken heating made the apartment like an ice box . . .they would just ignore me for days on end . . .go off for the weekend without telling me what was going on. Not only could any person simple walk in through the balcony door and access my flat and all of my belongings but it was freezing cold and I had no heating in the same area the balcony door had broken. This meant the only room with heating was my bedroom and the bathroom where I had to stay at all times. NOT good when you are paying £775 per month in rent. I once asked for my landlords details, for around 10 weeks until I quoted my rights by law to have acceess to the landlords address. They gave me an adress in Hongkong - I was then told by a lady who manages the builing (very nice lady who has nothing to do with Edenvale) that the landlord lived in this country and nowhere near hongkong. I am now trying to get my deposit back and have left the flat in impeccible condition - they aren't getting back to me yet again about this. Edenvale have made my life a living hell during my time at 165 St George's Island. I do not think they should be allowed to operate as an Estate Agent that manages properties.

Hi They did the same thing with Mrs Eman Dehmain - the taking of money from the debit card - once you have allowed them to have access to your bank debit card they will deduct money from you whether you want it or not. we also suspect they do not do the gas and electricity inspections and then forge certificates when you complain - this is a very well mounted operation protected by a Solicitor that has now been reported to the SRA In essence they rent out furnished property - they charge you deposits that you will never get back - it is also unlikely they will place such deposit with the DPS - when you leave they will try and keep all of the money and if you challenge they will make you go to Court - on average you will wait five to seven months to get something fixed and when you check out false damages are added to your bill The idea in fact is you move out so they can make another £1,500 with a new tenant after you have moved out - tenants are only profitable if they move out and leave their deposits behind One out of three tenants are suing them or taking them to Court - the properties are all bad, there is no maintenance, whatever it is you complain about you will be ignored, if you withold payments they will take the money from your debit card forcefully, there will be no repairs and sure enough you will be fleeced out of your deposit - when you challenge the money they are charging you for false damages they force you to go to Court

What agent could do to change your mind?

Nothing they have acted in a corrupt and unprofessional way. They simply refuse to communicate with me or the rent deposit agency. They are rude and arrogant and my hands are tied so I have no alternative than to give in to their demands

It has been now six months since I moved out and they didn\'t give me back the deposit for my old apartment and the extra month i paid by mistake.  And it has been 3 months since I moved in to the new apartment and they didn\'t fix the broken stuff in the apartment. I spent lots of money on taxis to go to their office and they just keep lying to me and each time they tell me a different lie and new scenario. I was so nice with them but now I\'M REALLY SICK OF ALL THAT.

This Estate Agent refuse to take ownership of a problem and keep passing the book.
