I had a very disappointing and stressful experience with Springbok Properties and would strongly advise others to be cautious, especially where upfront fees are involved. After my offer was accepted, I paid a £2,500 reservation deposit and a £396 “adminexclusivity” fee, expecting the process to be handled professionally and progressed efficiently. Unfortunately, this was not the . Communication was poor throughout. I had to repeatedly chase updates, and responses were often delayed or unclear. The process felt reactive rather than proactive, which added significant stress. Over a period of around three months, there was no meaningful progress from the seller’s side. Key documents were not in place, and the transaction did not move forward. The exclusivity period expired without resolution. Although my £2,500 deposit was refunded, the £396 admin fee was retained. What is particularly concerning is the lack of transparency around this fee. In responses to other reviews, Springbok state that this fee may cover searches and documentation. However, in my , their formal response only referred to general administrative tasks. No clear evidence was provided of any specific work, searches, or deliverables to justify retaining this fee when the transaction did not progress. As a result, I also incurred £540 in abortive legal fees a purchase that never progressed. I went through their internal complaints process to try to recover the admin fee, which was rejected. I have escalated the matter to The Property Ombudsman. This experience has been timeconsuming, stressful, and disappointing, particularly as I was proceeding in good faith. Based on my experience, I would not recommend using Springbok Properties.

We can see that you have communicated with our internal customer service team and also raised your case with The Property Ombudsman who we will of course assist in any investigations they may begin. From your internal review we can comment that you did pay a non-refundable administration fee as part of entering into the buyer exclusivity agreement. Under the terms of that agreement, the administration fee covers the preparation and administration of the reservation process itself. The administration fee is separate from the reservation deposit that was already refunded. As already advised internally, the exclusivity period for the purchase expired due to the speed of progression on the seller’s side. This was the reason the reservation deposit was refunded to you. Once again, we are sorry that the outcome was not as everyone had anticipated and will assist with any external reviews. If You Have a Complaint If you're not happy for any reason, your first point of contact should be with the team handling the sale of the property. It doesn't matter if you are the vendor, a prospective buyer or you have purchased the property through us. The team you have been dealing with will get started on resolving any issues as soon as they are aware of the problem. If they can't help, they will escalate you complaint within our internal complaint procedures. You will be contacted by a manager or assistant manager the same day if we can.
