After five spotless years under their management—payments always prompt, obligations met without fail—their bungled endoftenancy handling transformed us from compliant renters into unwilling warriors basic fairness. We vacated on 2 February 2026, keys returned on schedule, and we had agreed upfront to a £330 professional cleaning fee as proposed (which we're fine honoring properly documented), Dexters turned the rest into a farce. Our tenancy agreement explicitly allows attendance at the final inspection upon request—a key safeguard we demanded repeatedly through emails and calls, all meticulously recorded. They obstructed at first, then noshowed our booked slot, squandering my full day's wages (£200), an hour's travel, and two hours of pointless waiting. The climax? A stealthy, solo inspection the very next day, sans notice or our involvement— a direct slap to the contract and any pretense of transparency. This goes beyond blunder; it's a brazen infringement on UK tenant safeguards per the Consumer Rights Act 2015 (requiring competent service delivery) and the Tenant Fees Act 2019 (ensuring deductions are justified and evidenced—no room opacity). With our £1900 deposit at stake, their exclusionary stunt casts doubt on the entire process, even as we stand ready to settle the agreed cleaning cost. We've unleashed formal complaints, insisted on full refund of the balance plus compensation, and are primed allout escalation: The Property Ombudsman, Trading Standards, Citizens Advice, and small claims court. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
