Students beware. My daughter rented from this company a year. I personally oversaw her cleaning and have photographs[hs to prove her room, bathroom and shared kitchen were immaculate! the boy she was sharing the floor with left the kitchen revolting but we dealt with that. This company are now trying to keep her deposit socalled mess that others left. here are the emails from them. Hello All Hope the move out all went smoothly? We are writing as we have received the check out report this week. Unfortunately the report has highlighted a number of cleaning omissions, items left removal and some damages. Please see proposed deposit deductions to cover these costs as follows: Communal proposed deductions to be split between all deposits: - Cleaning of all areas - cost to be confirmed on receipt of cleaner’s invoice - £TBC - Oven, hob and extractor cleans - £175 - Removal of kitchen items, items left on Landings and Lounge (including James May) - £TBC - Upholstery Cleaning - £TBC - Replacement hallway bulbs - £15.50 - Removal of items left in garden £TBC Room 1 - Further cleaning required - £22.50 - Removal of TV left - £10 - Replacement mattress protector - £14 - Front door key received in the post. Please can you confirm where the room key is? We’d like to lay out the information we have and how we have calculated the costs below and would welcome your combined response on this, as joint tenants: We have the following move out dates recorded Room 1 - 15th June Room 2 - advised on 10th July has already moved out Room 3 - - 7th June Room 4 - 7th June Room 5 5th June Room 6 16th July Room 7 28th June Looking at the above we appreciate you’ve left over a month long period so some of you may not be fully aware of the condition in which the property was left. Baking trays, football and items left in the bin Invoice to follow £142 which includes 2 room charges of £10 bedding and £10 a TV left behind Please note - we do advise on our termination notes that student should make the most of the Students on the Move Scheme which is FREE and only available to students. As landlords and letting agents we cannot use this and must pay licensed waste carriers to get rid of any additional household waste. Kind Regards Hannah They are trying to charge lightbulbs and mattress protectors! Bearing in mind that they cannot charge reasonable wear and tear. But you can make your own mind up? Do you want to rent from these people? in addition - they gave them two seagull sacks among eight residents and expected this to be adequate a fortnight. The ensuing squalour attracted gulls and vermin. My daughter had to carry her rubbish to her friend's house to throw it away. In my opinion these people are crooks. they are trying to conduct some sort of inquest after the fact, into who made what mess, when they should have implremented a proper exit process this was their aattitude. Before this - my daughter rented in another shared house and had none of these problems. The landlord clearly understood the profit he was making and that he cannot really expect students who he has been making a hefty profit from to then also pay £!0 removal of the odd pillow ( example) and lightbulbs!!! I will also reiterate that there is no dispute between myself and this company that the photographs showing my daughter's area was spotless. I am soooo glad I made her take these pics. And no she did not leave her pillows! BUt they still will not give her her deposit back - NONE OF IT! Because they are trying to conduct some sort of ridiculous, unfair inquisition. I haave already said they must also give her a month's rent back the boy in the room next to her having friends to stay in his single room a week when she was trying to writer her dissertation - and who all used the kitchen. Not to mention the revolting situation with the rubbish silting up. So - there you are. Up to you, but I would avoid these people like the plague.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
