Fraudulent Business Practices & Scam Warning If you are considering doing business with Let Property, READ THIS FIRST before handing over your money. This company operates unethically, repeatedly misleading buyers, overvaluing properties, and making promises about refunds. Our Experience – A Clear Pattern of Fraud We dealt with multiple sales agents, and each time, we were misled and pressured into paying buyer’s premiums that were never refunded, despite assurances that they would be something went wrong which it did because that is what they aim to get as many buyers premium paid as possible (confirmed by previous employee) First Property – False Excuse to Cancel • Sales agent Yasin sold us a property, but later, Let Property claimed the seller was flagged money laundering (which we now know was probably since they purposely make deals fall through to get multiple buyers premium). • The truth is, they likely sold the same property to multiple buyers, collected multiple buyer’s premiums, and then sabotaged the deal to keep the money. • After that deal “fell through,” Matthew Jordan called us to sell a “similar property.” Second Property – Grossly Overvalued, Mortgage Denied, No Refund • The second property was advertised at £150,000 by property, but when our lender valued it, it was only worth £80,000. • This made it impossible to secure financing, and as a result, the sale collapsed. • Completion manager Noah told us we needed to “fill out a form” to request a refund. However, after submitting the form, we were suddenly told we weren’t eligible a refund. Despite every single sale agent reassuring us we will get the deposit back something goes wrong. Been told days that the refund team will get back to us disputed the decision but never heard back and Noah says he can’t do anything about it. Great. Third Property – Endless Delays & False Information About Tenants • Sales agent Alasdair Gordon (Ali) sold us a flat in Glasgow, which seemed like a good deal, but it has been one issue after another. • Delt with completion manager Gabriel which at least shows some compassion but unfortunately he has no control over the escalating situation and agrees himself everything is a mess. The necessary legal certificates were missing, despite their own terms stating they must be provided within 28 days or the buyer’s premium should be refunded. • We then asked the tenancy agreement, but we were told it doesn’t exist. • A few days later, we were told the tenant had left the property, abandoned all belongings, and blocked the seller’s number. • Shortly after, the seller’s solicitor suddenly claimed the tenant was just on holiday—complete chaos. • The completion date has been moved multiple times, and at this point, it is clear the sale will never complete. The Refund Team Does NOT Exist A former Let Property employee has confirmed that: • The socalled “refund team” does not exist which is what we thought . It’s just one guy in the Glasgow office who refuses to answer phone calls and only deals with emails but then doesn’t reply to any emails the decision is disputed • Let Property only communicates by email about refunds, but they never reply and will NEVER refund you even you ask it back within their terms Widespread Reports of Fraud After researching, we found many other buyers have been scammed in the exact same way. A former employee even exposed the company’s internal tactics, including: • Overvaluing properties to make buyers think they are getting a deal. • Selling the same property to multiple buyers, collecting multiple buyer’s premiums, then sabotaging sales. • Deliberately delaying transactions so that refund deadlines expire. • Lying about tenants, legal documents, and property conditions to manipulate buyers.

This company exploits both sellers and buyers its own selfish gain. They are an organised group of scammers. Most reviews displaying fivestars are not genuine. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
