Absolutely awful. Their odd job man did an appalling job I am glad I am not a landlord using them, he made the house worse by 'fixing' it. The inventory check as we moved out was done by someone who couldn't read a watchman oil meter. We were charged for not doing work that we weren't allowed to do, work which was not done after we left either, after they took our money to do the work. They literally are only nice to you until you are leaving.

I have had a look at the deductions profile on our software and can see that the deductions were primarily cleaning as a result of your cleaner cancelling on you at the eleventh hour (we have the call recording where you called the office to discuss this and explain it might not be a s clean as first hoped due to this). Other deductions were £37, 2 lightbulbs, 2 roller blinds and missing door latch. All of which you would have been welcome to attend to prior to the final inspection and you are welcomed to discuss things like this with us in the end of tenancy communications. The property is a Grade 2 listed home, repairs and maintenance have to consider this and were done in conjunction with the clients instructions accordingly. There were no complaints received during your 6 years of tenure which would have been welcomed and resolved given the opportunity. The only reason the tenancy was concluded is that the landlord passed away and their family chose to sell the property.

8 Jul 2024No complaints were made because there was no point. The 'fix everything' man who siliconed the bathroom was in the house for a total of 11 minutes! The job he did was appalling. He said he would come back to fix the front door lock, never did. The roof was fixed with orange expandafoam on the exterior and the mold inside was left. The gate post took a year to be replaced because of 'bad weather' for an entire year apparently. We changed the heating controls as requested which we left there, this cost us over £100 and funnily enough was never mentioned at final inventory. I am glad I wasn't the owner of the house the work done to it was quite upsetting at times for such a lovely house. I am suprised that it was allowed to be so poor and unchecked for a grade 2 listed house. We counted exactly the same amount of oil into the tank when we left as when we arrived and yet the lady who did the inventory said it was empty, the watchman clearly showed it wasn't. We were let down by a cleaner yes, by telling you this we had hoped you would understand especially as we had to find a new house and move in 2 months over Christmas with 4 children, but no, this wasn't the case. We were charged £170 because the worktop needed varnishing, yet we weren't allowed to paint, we were also charged for a blind which had gone brittle in the sun, we have photographic evidence that neither of these were done so our deposit was just taken. We needed that deposit to repay borrowed money for the new house, given such a short notice we had to borrow it or we would have been homeless with our children with no help offered so we didn't argue. It is such a shame that after being called such good tenants for 6 years we were effectively dumped on.

If you value your deposit, then do not use this company - they are supposed to work equally for the Landlord and the tenant but this isn't the case. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
