After paying over £2100 admin fees, credit cheaks, deposit, 1st months rent and paperwork fee if we phoned to ask for things to be done in property ie damp she's say it was lifestyle damp after replacing 2 cots, 3 single beds and 2 double beds all brand new and ended up damp they finally got a surveyer out who did not look at damp just looked at his clip board after another 6 weeks and me phoning office yet again she said to me he agreed with me. I also phoned in sept to say the floor was crumbling by front door my disabled partner is house bound because I can't get wheel chair over floor. Heard nothink back till I phoned at end of nov to tell them I've got the council involved and goin to solicitor to be told she was gunna phone u today get a contracter out to "assess'' the floor. Who came out on monday said he'll be back Wednesday but did not return till sunday. We also had a flood in kitchen there was no stôp cock I phoned and phoned and phoned 4 hrs later and water still flooding out.they contacted landlord who came out. The landlady phone them in front of me onspeaker phone. To har the agents say ''did 'she' break it'' the landlady sàid no please send plumber out as soon as possible. He came fitted stop cock. I received a phone call in dec the landlords selling. I'll bring ur notice on wed. She did not come following fri sent another lady from scott arms branch with it.I moved out on 24 jan told the agent 'who has a key' property would be empty for 1 month and I'll return keys. . On 18 feb I went to property. Done cleaning. Fixed shed windows that were broke when we moved in. Changed light bulbs. Shampooed carpets. I returned keys. Late sàturday afternoon just before close. I phoned 2 weeks later for them to say they will veiw monday 2 week later I phoned again gave them my new address again . She said she would send paperwork out for me to sign 2 weeks later I phone again to tell them I have not recèived paperwork still. Gave them my new address again finally recîeved it tody going to see ee a solicitor they want neally £1300 of me saying place needs a lot doing to it because of us. Eg toilet roll holder to be picked up and placed back on wall £20 please note it is broke. The way they treating # disabled customer is discusting no customer service at all I think there trying to pocket extra money to be honest as qoute and dates don't addup AVOID this estate agents

6 Feb 2015I have to address the comment relating to the admin fees being £2100. This figure includes the rent and deposit which was the majority of the charge mentioned. Unfortunately, we have a number of tenants who contact us regarding damp in their property. We have found that due to lack of ventilation and insulation this is the main cause of black spot mould. We always investigate this and advise tenants the best way to eliminate this in the property to enable them to live comfortably. It is always a stressful time moving home, and the returning of tenants deposit can be a lengthy process as both tenant and landlord must be in total agreement as to any deductions and refunds. However, I am pleased we were able to come to a satisfactory agreement in the end.

3 Jul 2017It took Acres 2 years to reply to this comment to " defend" themselves! Says it all really , dealt with them on a number of occasions and the manager is rude, arrogant, tells lies and couldnt organise an egg and spoon race!

Their only interest is to let the property and get the commission. They did lie about maintenance work that they said the landlords would carry out but never did. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
