18 Oct 2023100% agree the agency is a joke. Half the time i raised an issue i was just completely ignored and the other half of the time id get a reply maybe a week later. Whenever we had issues even when urgent, it would takes weeks for a reply and then they raised the rent while the place turned to shit. 27 Oct 2023Rosa we understand that you were not happy with being asked to pay 6 months rent in advance but unfortunately that is standard criteria based on your earnings and therefore we do not think it fair to name our agency as fraudulent. We are not sure what you mean by negligent activities as you know any maintenance reported to us, the Landlord is informed and contractors are booked in. We have by no means conned or scammed anyone and if you would have looked into the articles you posted in more depth you will discover that they also were untrue, so we urge you to please do not believe everything you read. Louis we have been contacting you with regard to the cleanliness of the house as you know and the willingness to wash plates, clear spillages, empty bins, mop, clean sinks and baths after use or hoover is not happening. A cleaner is sent as a gesture of goodwill occasionally but you have been told numerous times that is tenants responsibility. The constant late paying of rent is also not acceptable however we have allowed it when most landlord and agents would not. We have not ignored any issues, your rent includes bills so is very low which is clear why you are happy to stay so find it very unfair to then advise others to look elsewhere. Paul as you are aware you had large rent arrears but the landlord allowed for you to stay until you were able to get help with this. You have also agreed to set up a payment plan due to you illegally tampering with the coin machine in your room which covers the electricity and the agency has never taken this matter further therefore we find it very unfair for you to then say that we offer an awful service. The Landlord has paid over hundreds of pounds due to damage caused to the smoke detectors and the fire panel because you are smoking in the property so I'm sure you can see that the neglect is from yourself and not us. You have not once reported any of the other issues via the office maintenance app to us nor about it being dirty as you know a cleaner attends however you are well aware that tenants should still be cleaning up after themselves. We invite all tenants to correspond with us directly any concerns rather than posting on platforms incorrect accusations and not giving us to respond to any problems.

6 Sept 2024You lot have alot of nerve to comment on bad tenants!!! Let alone the harassment you cause people who rent from you.. yes just seen the comments.. illegal tampering of electricity box ...your a joke ,,bout time that you were closed down.. PEOPLE NEVER RENT FROM LIVE N LET.

Come to see the damage to my house instead of white washing over the issue for months.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
