How companies like this get away with charging extortionate fees for little to no service is beyond me. Regulation needs to crack down on estate management companies. Over £400 a year for weeds, dead trees and broken signs. The grounds are maintained by a resident

21 Jun 2021We have been asked to post this response from the Director of our client: Comment : Director of Norton Heights Board of Management. I am sorry to say this resident is completely uninformed as to the workings of Norton Heights having lived there for two plus years. He has never contacted the Directors of Norton Heights or GH Property for any explanation on his concerns and has chosen to leave his comments at a time when he has a sold sign outside of his house. !! To take up his points : The fee’s (per owner) for 2020-21 for that year was £407.28 less 20% VAT: ( i.e. £75.80 in VAT and £303.20 one owners share for the full year ) The fee’s (per owner) for 2021-22 this year are £472.75 less 20% VAT: ( i.e. £94.55 in VAT and £378.20 one owners share for the full year ) Sorry ** it was not £400 but £303.20 & £378.20 What did * get for this money: • A Property management Company. GHP. • A Property management Company that gives legal advice, manages bank accounts (savings and current), manages the collection of dues and also manages the contractors needed for Common Area maintenance. • A company registered as a legal requirement NORTON HEIGHTS MANAGEMENT COMPANY LTD. a “not for profit” where the property management company file’s the required accounts and other manages legal requirements such and insurance etc. every year. **’s other issues: • Yes there was a broken street sign and yes it took a long time to repair. It was COVID time the country was in lockdown and no vendors were working. • The ground are not maintained by a resident – YOU ARE NOT CORRECT Yes there is a resident who chooses to plant a few bulbs in common area piece of land that is cultivated. Not exactly “the grounds maintained by a resident”!!!! • Yes there is an issue some weeds, (a short answer follows) two large areas of what is meant to be EM5 grass and Amenity grass that should to be mowed twice a year only. This twice yearly is a stipulation that was made by East Hampshire Planning Department (EHPD) when giving the developer planning permission to build. The stipulation is known as the five year landscaping plan. EHPD have been asked to inspect Norton Heights to ascertain if the developer completed the build-out of Norton Heights as per their planning. EHPD replied in writing, after a site inspection that the developer did complete Norton Heights to their satisfaction. Since the receipt of that letter the developer has refused to replace the dead trees and provide the EM5 and Amenity grass as the landscaping official documentation shows. The property Management Company GHP and the Directors of Norton Heights are in ongoing exchange with the developer on this. If ** had of asked, he would have been given all the documentation on the above issues that would have provided him with greater understanding. Director Norton Heights
