Lived in a flat managed by Samuel Estates for 6 years. Any repairs or issues always took several months and endless nagging to get them to address anything, including two collapsed ceilings, water leaks, mice and cockroaches. Communication is non-existent and they will ignore you, shout at you, reprimand you and hang up on you because they have no interest in the well being of their tenants. I paid for a lot of repairs out my own pocket because I knew Samuel Estates would take at least 3 months or more to acknowledge them. One of the Property managers found out I was a photographer and asked me to take nude pictures of him. They made my life incredibly stressful and uncomfortable. Avoid this estate agents at all costs. All the good reviews are by landlords and sellers, so it is obvious they only care about the people that are giving them money.
Comments on Agent Fees
Fees have been waived due to rental laws now, but I paid ridiculous amounts in fees including paying double the amount for a contract renewal because they new this law was being implemented the next year.

Appalling services! I got in contact with the agency for one of their listed flats they had and was liaising with Bilal.
