In general, we are very happy with the services provided by Golding. To begin at the beginning – it is no use buying and refurbishing a property if there is no one to rent it. Golding have proved adept and reliable at finding tenants for our two properties – we bought one in October 2015, upgraded it, and Golding was able to place new tenants in there in February 2016. Such work, spearheaded by the inimitable Lauren, took the worry and risk out of our ventures. Lauren continues to work tirelessly and enthusiastically to get prospective tenants over the threshold and on to the viewing. Long may that continue! Lauren, in particular, gave us the advice we needed to refurbish both of our properties to best meet the needs of the market and tenants. This has enabled us to optimise our rate of return on those investments. This contributed towards one of our tenants asking whether we had another property to let (for his friends!) We do our own maintenance, so cannot comment on that aspect. On the property management area, Golding again does all the checks and paperwork effectively and in good time. Inspections are carried out to expected timescales, and generally passed to us days after the event, with helpful comments. Rent collection also generally goes well, although there was a glitch in summer 2020 when funds were not transmitted from Golding to our account within five working days. However, that problem has been resolved. Golding contacts tenants for rent payments, and once again this service has worked well, although this term one tenant's account had been mistakenly archived. But these are relatively minor points. Golding gives good value and relieves us of most of the stress associated with being a landlord. We would recommend Golding unreservedly, and this view is echoed by a set of student tenants we spoke to this term. They commented that Golding was by far the best property management company they had encountered during their time in Liverpool. Having proven its letting and management skills, Golding has provided us with the confidence to buy, this autumn, a third property which we will let through Golding. Mike and Manosi 2.11.20
