I don't know what the law is on misrepresentation of properties, but, the 'for guidance only' just doesn't excuse flat out misrepresentation/property discriptions/photos are lies. They use OLD photos from when properties are first done, then recycle them when they are being re-let. See my link below for case in point. https://www.rightmove.co.uk/property-to-rent/property-23793263.html This shows that the property being let is in brand new condition and empty. I know for a FACT that the tenant is still there currently. It also shows the flat below it as up for sale, It is not, and has not been for a NUMBER of years, it too is currently tenanted. If this behaviour doesn't give cause for concern, then I don't know what will. I recently viewed a flat in that (above link) same building. In fact it is still up for rent, because it has been empty for a year or so, the pictures showed it beautifully carpeted, it isn't. There is cheap laminate on the lounge floor, and dirty, tatty carpet in the bedrooms. The whole place needs redecoration. I'm pretty sure there must be some kind of 'trades description act' to cover this kind of dishonesty. Don't touch them, not even with someone else's bargepole!
