Scam , they've set up a professional looking office to scam and fraud landlords hard earned money. They take your property promises rent guarantee and sublets it . They then stop paying the landlord while your property is sublet. When you chase them for your rent they give excuses , and then stop talking your calls and ignoring emails. You then have to hire a solicitor at your expense to get possession of your property which can costs between £4 to £5k. They need to be stopped, there should be law to stop these companies from operating and be prosecuted for what they have do to innocent landlords. You could find yourself out of pocket by £42k or more....

15 Oct 2020They've also taken my deposit of £800 and refused to return a penny even though I haven't done anything wrong, they don't pick up the phone or reply to my emails. It's clear after thorough research this company is yet ANOTHER scam company setup by the same circle of scammers. What the hell is wrong with the UK laws? Absolute joke! Stratsmore, Wiliam Huxley, Lang&ward, Oliver Knights, and City Group Property Group are among the same circle of scammers, most likely ran by the infamous crook Aidan M Mohammed (DOB: 17 Oct 1988) who also goes by Zack, Mohammed who is being pursued by National Trading Standard, HMRC, Lewisham Council. THEY MUST BE STOPPED BEFORE MORE PEOPLE GET SCAMMED.

21 Oct 2020Dear Belquis, We are extremely disappointed that you are not happy with the service provided by us. We rented your property in July 2019. We had pre agreed with you that we would sub-let the property, which you signed for in the tenancy agreement. We were transparent about this. You agreed on this and we went ahead with viewings. We found a tenant (***) of *** which you met at the property. She wanted to sublet the rooms to professionals and had her own law firm. Also, a homeowner and had passed references. You agreed to have this tenant, and we agreed a rental rate nett to be paid to you for £3750, we were charging the tenant £4000. This included full management at a fee of £250 a month. Therefore, offering you an extremely reduced rate of less than 5% plus VAT. We did this in good faith along with trying to build a relationship with you. Unfortunately, the tenant stopped paying rent and never paid the 2nd months’ rent. We also learnt later whilst serving her court papers (a cost of over £1000, paid by us) that she is a rogue landlord and has done the same to others. We still further paid you 2 months’ rent in the hope that we would evict the tenant and furthermore recover the costs in our legal proceedings. On the 10th of December 2019, you served us a notice to quit, which we obliged to as at this point you had your own solicitor acting to evict them. We were also awarded judgement, which she then later put a stay order on, and the hearing was postponed till the 13th October due to COVID19. We spoke to you till the 13th October 2020 (the day of the hearing) and have called you several times since. You have not answered our calls and furthermore felt the need to post this review. Currently we as a company are in losses of. £1000 - legal fees £7500 – 2 rents that were paid by us to you, which we never received from the tenant I would also like to add that the reason why we stopped paying the rent shortly after to you us because you were speaking directly to the tenant and emailing her. Therefore, we were no longer in a management agreement with you which led to a conflict of interest. Kate the tenant had also done this to 2 other properties that we gave her, however she was evicted within weeks because only we were dealing with her. We have had countless visits at your property, but the breakdown occurred when you started emailing and responding to the tenant and furthermore you sent an official notice to us to terminate our agreement. It also disappointed us, that you posted a fake review on Trust Pilot which is currently being investigated (Kal Khara) meaning ‘Eat Shit’ in Arabic. A copy of which is on record. We are also investigating every fake review that has been posted. I have also attached proof with this review about your termination in January 2020 as well as us reaching out to you in regard to the court hearing even before you posted this review. 22 Oct 2020Please don't try to justify your actions. These are the facts: AST given to me as a landlord was on the bases of RENT GUARANTEE. This means that when the tenants defaults on the rent the agent continues to pay . This did not happen. Prior to letting the premises you should have thoroughly vetted and checked the company and it's directors including credit checks if you had then you would have found that the director had CCJ's. I had a meeting in October 2019 with A.M and was promised a lot of action. Some were taken others were not. I officially put in a complaint to the company's Director in November 2019. Explaining what had happened again this was ignored. I had no choice but to appoint a Solicitor to take action and get my property back. Apart from this review I have never left any other reviews on any site. Therefore, your claim is untrue. You kept the deposit paid to you by the tenant so any cost incurred did not come out of your pocket. Stratsmore previously known as Lang and Ward Ltd operated in Isle of Dogs were exposed by Paul Shamplina from Channel 5 TV programme in the way they conduct their business. I have no further comment to make on this company.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
