This review of Holroyds estate agency (Bingley) is from my negative experience as a buyer, but should be taken as a caution for those considering using Holroyds to sell their property. Their tactics can cause so much unnecessary stress that buyers may pull-out of the process. The main difficulties I had was members of staff being rude in manner and their practice in using their recommended solicitor. Firstly, when I made an offer on a property I was told that there was another offer so I would need to increase mine to be considered, which I agreed to. My offer was made Friday morning but when I called Monday Holroyds hadn’t even communicated the offer to the vendor. Holroyds even called me back to confirm what offer I was submitting, which didn’t fill me with confidence. Holroyds called again to say that a further two offers were expected that day, so to secure the property I would need to increase my offer yet again, which I agreed to. I then asked for the exact number of other offers submitted and was told that my offer was the only one submitted, so I had been bidding against myself since the start. My experience so far went against the following Code of Practice for Residential Estate Agents, Part 9c, 9d, 9g and 9i. If Holroyds declare to you that other offers have been made, I would strongly recommend asking to view all offers made under the Freedom of Information (FOI) act. Secondly, Holroyds’ recommended solicitor, Howarth and Hollings (H&H), were detailed in the Memorandum of Sale as my solicitor, although I gave no verbal or written agreement to use them to either Holroyds or H&H. Holroyds knew the details of my own solicitor, which I provided in an email when I made my first offer. When I confirmed to Holroyds of not using their recommended solicitor Beth said I’d need to call H&H to clarify the situation and that H&H may charge me for any searches carried out already. This was very frustrating as I had never instructed to use H&H and this was an error that I shouldn’t need to rectify let alone potentially be charged for. If you don't want to use Holryods' recommended solicitor (H&H) make it very clear. Thirdly, the manner of Holroyds’ staff was very poor the majority of the time, in particular Zara and Beth. Beth, who was dealing with the sale, was mostly abrupt and defensive over the phone. She'd call me usually 3 times per day chasing for progress with my solicitor. She even called me on a Saturday morning chasing for progress when she knew my solicitor is closed on weekends. I was very cooperative and polite during the process but made to feel like I was a hindrance. Beth repeatedly threatened that if my solicitor didn’t act quickly enough then the property would be put back on the market, when progress was being made. I was stressed by the constant chasing calls and lack of professionality throughout the entire process. If you’re contemplating going with Holroyds either for buying or selling a property then please do consider the negative and less beaming reviews. Also consider that on their Facebook page the majority of reviews will be positive because there’s a lack of confidentiality for those wanting to post negative reviews as it would show their full name, location and photograph.

Very disappointed with this company, would NOT recommend. Their Financial Services are disgusting, they ask for £399 on the second meeting for doing very little. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

If you are dissatisfied with the initial outcome, you can appeal to the Company Directors.
