I was with Sherlock Holmes for just short of a year but I have to say it was some of the worst customer service I have ever received. At the beginning I had no problems and the flat I was shown in January 2019 was perfect for me so I paid all the necessary deposits/fees and moved in. However in only my second month things started to go badly. As I had moved areas and started a new job I was not able to get back to my old bank to give my standing order form in so I paid my first month rent by Direct Debit, took screenshots of the payments and informed Sherlock Holmes that this would be set up for the next rent due date. Two days later I checked my bank account and another full rent payment had been taken. I called them up and when I finally got through to someone (they take a extremely long time to answer the phone) I was told no one in the office could help me but if I wish to leave a name and number they would call me back. No response. Called again, same thing. I have never known a company where so many employees seem to be either out of the office for hours on end or extremely busy and unable to come to the phone. This carried on for weeks until I was finally asked to supply documents that I had already been asked for along with a handling fee so the transaction could be reversed. Helen, who is apparently the “managing director” was unable to be contacted even though she was the only one able to authorise payments. I am totally bewildered at how this office operates seen as she is hardly ever there. This lack of leadership filters down to the staff who at times it seems do not have the faintest idea of what their job actually entails. I was down £1200 for around 5-6 weeks in the end. In fact, it was so long that I was asked if they could just keep the money for the next rent instalment! Throughout my tenancy it was difficult to get jobs sorted in my flat. It was never an easy call or quick request on the online portal and no inspections where ever carried out (more on this below). This led to frustration and meant I couldn’t actually show the estate agents what was happening there. By far the worst part of their customer service had to be when they denied my request to vacate the property even though the landlord informed me that he was selling. I asked to be released from my tenancy to find new accommodation and was originally denied, but then it was agreed I could leave as soon as a buyer was in place. In truth what happened was they lied to me for their own gain. Again, after countless phone calls where I was passed around every department to different people (none of whom understand how to talk to their customers or treat them with respect), I was told that the landlord specified I had to fulfil my contract. This company is terrible to deal with and I advise you all to stay clear. It took me 7 weeks to get my deposit back and even when I did it was £200 less for charges relating to marked walls or tiny holes where I had hung pictures. They took closeups of all the walls and carpets (be aware of this and take closeup yourselves) to prove wear and tear even though the property hadn’t been decorated for some time and had been neglected by previous tenants. It was an awful ordeal getting my money back. I was calling/emailing nearly every day asking for updates and always being told the same thing. Helen is out. Helen is away. Please email. The whole business is a shambles and the staff not only do not know what they are doing but also require more training. I advise you all to stay away from this company and avoid using them.

18 Mar 2020Dear Michael. The agent does not profit nor gain from a tenants deposit. The balance goes to your landlord and it is your landlord who determines what is deducted from a tenants deposit. Equally your landlord insisted that you were kept to the terms of your tenancy. We note that this is disappointing but again as agent we have no say in such matters. As for repairs you state were delayed, unless essential or emergency repairs, the agent cannot proceed without the landlords authorisation. It is unfortunately that agents are bashed up as being agent/middleman. The property is owned by the landlord and the agent acts on the landlords instructions. Your comments that the staff are not trained is unfounded. Simply because they could not accommodate your requests does not reflect their ability to carry out their duties. If you landlord refuses to release you from your tenancy early or carry out specific repairs, this is no reflection on any member of staff regardless of who they work for. Bad (too much)
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
No procedure set.
