A Board went up for sale with Wards Strood in Kent . Rang them asked for details , chased 3 days running , said photo’s not done yet. Then it goes up on Rightmove with an OPEN day only. Asked if they would see if venders would allow us in earlier as we were going to be away. Asked this 2 separate days .. NO response . Changed holiday so could book in on open day . Had to wait 3 weeks until the open day. 5 days before open day got a call saying it had been cancelled as house SOLD! I asked how could that be, told someone had walked in off the street and made an offer they couldn’t refuse. I felt he was lying . That night wrote a letter to the vendor & went to the house. The People ( a little old couple) were in there front kitchen and as they’d seen me walk up the drive I knocked and spoke to them to be told that WARDS had been sending in viewers but only people that were about to put their houses on the market or had houses on already with Wards. Those people hadn’t just walked in off the street, their house wasn’t even on the market but they were made to put it on with them that day so they would allow them to put an offer in . They asked the vendors to allow them 4 weeks to sell their house with them! The vendors hadn’t cancelled the open day BUT wards had. Such liars . So we who didn’t have a chain what so ever we’re denied a viewing as they weren’t going to make any money out of us . SO SO WRONG . I have put in a complaint and am going to take it to the ombudsman . On speaking to there since it’s well known in the estate agents world what they do but not to Buyers or sellers that aren’t with them. AVOID THEM LIKE THE PLAGUE .

27 Mar 2021Omg - same happened with us, viewed a property to be told that the seller would give us 4 weeks to sell ours, 7 days before the 4 weeks was due to end they sold it from underneath us! Leaving us in a contract with a agent that couldn’t give careless. Promised us the earth and haven’t done anything, pictures shocking and write up full of errors. Sent complaint and seeing this will contact ombudsman.

I had 2 viewings with this estate agent in Maidstone. I had to travel from London, which took me 1.30 each way, I phoned them letting them know I might be late 10 min.
