I am also having a lot of problems with rent payments. Randi which Local authority did you contact ? There is now a group of landlords looking to take matter forward legally in respect of RHP.

How can other landlords join or get in contact with this group. Is it possible for you to send details in some way?

I am also in the same situation. I got my property back by contacting the local authority who had placed tenants in my property. RHP still owe me £4k

We got out property back last year it was a struggle. They held me hostage for 2 years not paying rents even thou they were getting paid by Lewisham Council. I warned the Lewisham Council that RHP lettings didn’t have a contract with me and they should stop paying RHP immediately which they didn’t In the end I contacted Lewisham Housing Council that looks after that ward with a complaint and I was able to get back most of money and property back it was a long process The rest of the money which is owed I will be going to take Lewisham Council via the courts i would be happy to hear from anyone who is having the same issue

Hello, I am about to give notice as my tenancy contract has expired with RHP services, I have a feeling I am going to be into the same situation as you guys. Can you confirm how you found out which council borough the sitting tenants in your flat came from? And any advice you can give on how you got the tenants removed from your property, thanks

Hello Cindy. I just went round and asked. When you find out go on line and get the email addresses of all relevant departments within the council, copy them into the notice that you send to RHP. Or even better get a solicitor to do this for you, it will cost, save you a nightmare in the long run.

We should all join forces and place an add in the Evening Standard and shame then and the councils that work with these rouge agents

RHP Services went into liquidation 2 years ago, it stopped trading there and then. RHP Lettings is a new company operated by the same people (Tauqir/Toki Khan, Anser Callaghan (nee Khan) and they are trying to make out to landlords and councils that they have control of the houses but they don't unless landlords signed a new contract after liquidation of RHP Services. Find the council which is using your house as accommodation and get them to pay you directly or give the house back. If you have a claim against RHP Services then contact the liquidators.

Has anyone got anything from the liquidators yet?

Hi there. We are in the same position. RHP stopped paying us months ago. Newham Council have been very slow to respond and we are down nearly 20k. Newham rang us out of the blue to tell us that the tenant was moving out (3 days notice). This is all highly suspicious and Newham seem to know a lot of details that they are not passing to landlords. either that or they are totally incompetent (which is also a possibility). I'm happy to set up a group to talk about this in private. There is something suspicious about the whole thing. Can anyone recommend a solicitor?

I too am a long suffering landlord: they were paying very late and now have stopped paying. They are also not responding to all communications. I think we will be more successful if we act as a group and potentially lower our costs in doing so. Is there a group that is already in action please? How can we join? Yes I did work for them and I left because of how they treated their landlords, tenants and employees. I would try and help them get their properties back as I think it is unjust what is happening to a lot of landlords.

Anon it is very you likely that you will get anything from the liquidators as they will ensure their costs are covered before you get your outstanding rent. If Newham Council contacted you then that’s a plus normally they don’t. Did you manage to get your property back?

I can’t believed this still going on. I had the same problem back in 2017, just after the change the name of the company without telling me. As the contract was not valid (rhs services went into liquidation) I went to the flat and ask the tenant from which council was he, and contacted the council. The council stop paying them until they paid back all my money. I was so happy. The council gave the tenant a permanent accommodation.
