Our experience with 1st Lets Scotland was somewhat a catastrophe and we hope no one ever chooses their service anymore. We often talked with the office in Woodlands (the “West End” office), where the staff was often disrespectful with us, university students. We had multiple problems with our apartment situated on Great Western. Starting from the Beginning, the agency was renting the apartment saying “double glazed windows”, even though none of the windows in the house are double-glazed. They said it was a typo, even though after we moved out they posted a new house description with the same mistake (they obviously want to desperately rent the apartment). Here is the link to the house offer: https://1stlets.org/property/great-western-road/ . All pictures are very old and the apartment is in much worse condition than this one. We did not have hot water for a month after moving in (the agency ignored our complains most of the time, until we sent a dozen e-mails), we had mice, birds, broken windows, missing walls, broken plumbings and intercom, and only a few of these problems were fixed throughout the year—the agency often sent maintenance without supervising what they were doing, so we would often end up with unfixed components and a dirty house (the maintenance never cared about leaving the house in a decent way). Most ridiculous thing was that we had clients visiting our apartment while we were still tenants. The lady at the office said that they could do it as long as they gave us notice 24h earlier, even though the contract never stated anything like that. We always had to come to compromise and send multiple e-mails just to get an e-mail. Our windows were very old and therefore they did not isolate the room at all. After MONTHS of angry e-mails and visits at the agency, they said that it was ok to have to wake up every morning in a noisy room with 9°C. We never received any actual assistance for that. Again, the agency sent maintenance to put a new frame in the windows (which was totally useless) only after 6 months of complains. We never felt more ignored and powerless in our house like this time. When we had mice coming in our apartment, the agency said “it was normal for our area”. According to the agency, all of these problems were normal for a student house, and they even compared our situation with the worse ones (also being rented by the same agency). They (of course) sent maintenance only once to “fix the holes”, but when the maintenance found out that there was a whole wall missing in the kitchen, they gave up using their one bottle of expanding foam and told us to “deal with it”. The apartment was pricey for literally being a cave, and we were basically obliged to stay there because of our contract and the need of a permanent place to come home after university. Once we needed our deposit back, at the end of the staying, we had to wait TWO MONTHS in order to get our money back, and this was partially the agency’s fault, which ignored our e-mails for 10 days, when we were asking for the deposit after leaving the apartment. Once again we had to call the agency’s number (we had already moved abroad) and they sounded as they literally just came out of the blues. In general, the agency provided us a terrible and deeply insufficient service. It was a nightmare having to deal with them for every single problem in the apartment (and trust me, we were very tolerant with them). They obviously take advantage of University students who have a limited amount of time to spend taking care of this type of issues, and we often felt as if they were ignoring us. We strongly suggest avoiding this agency at any cost.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
