Absolutely the worst estate agents. Black mould in the property that's been there over 6 months and they never sort out despite being reported repeatedly. Not had any hot water because on boiler issues and it was discovered once I had moved into the property... it had a meter on because the bored ripped out the old one when they didn't pay their bills. Ranson the didn't top this up leaving us without any hot water. In total 3 people were left without hot water for 29 days within a 4 month period. We also pay a large amount for a cleaner per month which doesn't always turn up. 6 weeks in total now this has been missed off. Currently seeking legal action as they will not refund us for the paid utilities and cleaner. If you're looking at a property managed by them... forget about it.

13 May 2019Dear Kai Castledine, I am sorry to learn that you have not been happy with the way that management issues are being dealt with at the property. As you know, this property's management arrangements are complicated by the fact that whilst we manage the property, the landlord also has his own managing agent - Remax. Whenever an issue is reported to us, we report it to Remax and Remax then await authority to proceed from the landlord. Matters are complicated further by the fact that the landlord has a maintenance insurance policy which has insisted is used for maintenance issues - particularly boiler related issues. I am told that your boiler issue has recently been resolved and that the landlord has installed an electric boiler via his insurers. I hope that this is now to your satisfaction. If not, let my office know. I understand that you are also trying to move a non pre-payment meter. I can understand how frustrating it is having to top up. My team are dealing with a very difficult utility provider who insist that you are present for the switch-over. I understand that you are not willing to wait to meet the contractor and that has complicated the logistics. I can assure you that the office are still doing their best to arrange the switchover as quickly as possible. I have seen that the office have offered to organise a refund of the cleans that did not take place. Apologies for any inconvenience here. I am not aware of any legal action taking place. As all of your issues are in the process of being resolved, I am unsure why you feel that there is anything to seek legal advice on. Nethertheless, I would be happy to speak to about anything that still concerns you. I would like try and ensure that your experience is as positive as possible. 14 May 2019Unfortunately that’s the not the case nor true. While the day after this review the boiler was replaced there are still ongoing issues such as the following. 1. No money has been paid back for the 29 days hot water - this was because ranson where responsible for topping up the meters. Meters which we were never told about when moving in. We simply pay you up front for all of our utilities in the service charge. This has not been refunded or addressed. 2. The switch over - this is simply not true as there have been multiple occasions where it’s meant to have been switched over going back 2 years ! Before I even moved into the property. The last one being yesterday and they never happen. So this has nothing to do with “not willing to wait” no one at any point has raised this as an issue because they’ve never turned up and as far as we can see. They’ve never even been arranged and it’s not going to happen. We pay you each money up front for all of our bills but yet are required to then top up meters Ontop of this ? What’s the pointing in us paying you for the utilities in the first place ? waheeda repeatedly states she’s going to be at the property personally so this has never fallen down to us to be there. 3. The cleaner. - Your office can’t keep their calculations in check. They’ve clearly started that the total cleaning bill for the property is £99. However they’ve tried to only pay us back £22 each. Insisting now that cleaning is only £11 per visit and not the £25~ as stated by your accounts department. Which you waheeda argued about against her own emails ! I’ve been seeking legal advice because your team thing is fine to not pay us back for the 29 days no hot water we had. That’s a third of the whole time I’ve been here. On top of this, you’ve tried to pay is less than half what we pay you each month for cleaning back. Ranson clearly owe us for the utilities you have not provided but yet we’ve paid for. In full for the 29 days without hot water/ gas & 6 weeks no cleaning. Because of your refusal and totally ridiculous management of the property I’m taking this to court.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
