Bad experience, didn't care about house issue, we had to fix things by ourselves. Big problem with mold - they said - wipe it off with cloth. They didn't get involved. In the end they took 400£ from our deposit - flat was in good condition

19 Jul 2019Dear Katarzyna, Thank you for your review, obviously we are disappointed to receive a 1 star review especially as you had renewed your contract after the first year for a further 12 months so would have thought it wasn't so bad. Checking our files I can see that a number or repairs were made over your time in the property but if things were missed we can only apologise now you have vacated. With regards to the mould I can see there was an issue with the bathroom ceiling and the reception room. The matter was looked at by contractors and the matter was caused due to condensation from lack of ventilation. Looking at the property I can see the bathroom has a window but doesn't appear to have an extractor fan and this is a common occurrence in similar properties where tenants don't want to open the windows due to the room becoming too cold which obviously causes a build up of moisture especially in shared flats with only one bathroom. Taking your review on board we shall look to speak with the landlord with regards to adding an extractor fan. Unfortunately other than advising you to manage the situation better there was not much more could be done than to wipe down surfaces and try to open the windows more frequently. You should have been provided with a leaflet advising what the causes are and how to manage such a situation. I would also highlight that we cannot just take monies from your deposit, it was protected through the TDS and requires both landlord and tenant to agree before any monies can be returned to either party. Your landlord had requested deductions based on discrepancies outside of wear and tear between the check in and check out reports, these were discussed with you and your flatmates, some items amended and then all were agreed and signed off by each of you. It is very clearly stated in the deposit release form we provide to each tenant how to proceed should you not agree with the deductions and all details relating to the TDS are again given to you and advice offered to help start a claim should that be the direction you choose.

22 Jul 2019We have been waiting for your help and someone who will come and solve house issue for a months. We renewed the contract for a flat because it is very difficult to find new one in London and moving is simply uncomfortable and stressful. We have repaired staff by ourselves and we paid for it. The floors in this flat are much better than when we moved in. There was a lot of paint stains. I sent email, I do not agree to these fees. We have no time and energy to argue with you, if we will we would get the money back probably in 3 months. We have used the flat for two years and the total amount of £ 160 for floors and the walls is definitely to high. I keep all emails from you and I have proof of how long we've been waiting for someone to fix house issues. For example - 11 months water was leaking from the kitchen tap

29 Aug 2019Hi Katarzyna, I can see that the kitchen tap, blind and smoke alarm had a job sheet raised on 25th July 2018 and the smoke alarm was replaced as it was invoiced for in August 2018. The other items we had to get permission for replacement from the landlord and these were done before October as that is when an invoice was given by the contractor. Obviously from our records this isnt 11 months but I again can only apologise if you feel disappointed in our service. With regards to the TDS yes it would take 8-12 weeks but obviously you wouldnt have lost out on anything more and you may have been awarded monies back so I feel its unfair to blame us for dilapidation charges when you agreed to pay them. For future reference on your next let if charges are requested its not an argument, its filling in some forms and scanning in your evidence, a pretty simple process that doesnt take too long for you to complete, again I say that we would have been happy to help you with this should you have asked.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
