Although I informed this agency for any problem, they want to withhold my deposit. I have all the evidence with pictures, videos, emails, all up to date. They blame me for stopping the money, but the apartment was flooded by the upstairs neighbor. The maintenance company is not doing their job at all. The lawyer told me not to talk to them anymore, only in writing. They often change their employees and therefore lose all information. For my right and a good up-to-date payer, I will make my evidence visible. I will show the owner before and after pictures. And the neighbor is with me on the side of the process. Vincenzo left, he was a prompt and helpful man.

Update 2023 I am changing my review from excellent to poor. Excellent applied to the old management of Holland Properties.
Poor applies to the new management.
We have been long term tenants; since the new management took over we face delays in priority maintenance (my elderly/disabled mother was left without central heating between Nov22 and Feb23) while we still wait for a lock to be fitted for more than one year now.
Most importantly, recently, they accused my mother for being in arrears for not paying the rent increase without the proper paperwork in place (june 23); while the last two months I received emails and phone calls to say we are in arrears when we are NOT, they just cannot check with their accounts team and they are accusing tenants just like this. Earlier today, I was told If I do not send them a printscreen of the paid rent they will notify the landlord we are in arrears, when I explained that the rent is paid as always for the last 6 years ON TIME. I will not interrupt my work because they do not know how to do theirs, Ridiculous. Avoid.
Past review below this line_____ Stephanie Lacey of the Docklands office was helpful, precise and prompt in the renewal of the contract. Happy with both Holland properties offices.

Apart from other reservations, as a landlord I decided not to take things further with this company when I discovered that there was a clause in their terms and conditions which stated that:
"Upon termination of the Management services, the parties acknowledge and agree that the Premises shall immediately be subject to the Let Only services and the applicable Let Only fees shall become due and payable to us upon receipt of the first month's rent following the termination of the Management services. For avoidance of doubt the appropriate let-only fee will be calculated on the premise of a new let-only service and recurring fees calculated under that same premise."
These clauses are notorious. It makes no difference that the agent might have already had more than its pound of flesh for finding your tenant. If you find their service unsatisfactory, you are in danger of having to continue paying them long after you switch to another managing agent. Their let only fee is 10%.
There are plenty of letting agents out there who do not do this. I found one quite easily without paying a higher rate of commission for full management. Agreeing to terms like this is madness, in my opinion. Don't do it.

We had our rental property managed by Holland Properties since we purchased it in 2008, and we received a good standard of service and communication. A complete senior management change was instigated in summer 2021 and almost all the original staff left the business within a couple of months. From this point the communication became sporadic and the management process began to fall apart and we ended up in effect self-managing our property due to the incompetence of Holland Properties.
Our property manager was very reactive with us and our tenant when dealing with problems, and addressing issues took months rather than days in a couple of instances. We had to source a new boiler, a new kitchen and liaise directly with the contractor as our property manager was distant when needing to do her job.
When tasked with new storage heaters being required in our property, we were sent a number of website addresses to look at; that is not property management! A reported bathroom water leak took HP two months to send a contractor to rectify the issue. At weekends there was no point of contact or emergency contact numbers for our tenant to access a staff member at HP, or an emergency contractor. When our property manager was away on leave or sick, there was no HP staff members able to deal with any issues either from the tenant or us.
We have now moved our property away from Holland Properties and so has a colleague who also had a property being managed by HP, with the same management issues and a distinct lack of their involvement in the management process.
Some contractors used have not been vetted or had due diligence checks made prior to being used.
Landlords beware, you won't receive the level of service you will expect or need.

Simply the worst estate agent I've ever dealt with:
a) They had agreed to remove a pointless cupboard in the living room and then failed to do so, preventing me moving in properly due to the amount of space taken up. They then failed repeatedly to respond to calls or email until I eventually got through to a disputes manager who finally admitted they were in breach of a written agreement made prior to the signing of the tenancy agreement, and removed the furniture. This took a MONTH to happen.
b) They messed up the reporting of the move in date by a whole year and then did nothing to sort this out with the council. It turned out that they had never even managed to send the tenancy agreement. Again, it was left to me to sort this all out and stop a council tax bill of over 2000 pounds for time I hadn't even been in the property
c) The extractor fan in the bathroom isn't working (still). They sent round one contractor who didn't even open the flap in the bathroom ceiling to inspect (the paint was unbroken on the catch). They then sent round building management who referred them to another contractor who declared that nothing could be adjusted. It's not an adjustment that needs to happen, it needs to be CLEANED. Currently paying over 2000 pounds a month for an apartment with a non functioning bathroom, where in all probability the fan is a fire hazard. The smell of mould is overpowering.
This is a company which treats its clients appallingly, and shows no inclination to do anything about it. Do not use under any circumstances.

Had a terrible check out experience with this , initially at the start of our tenancy the company was okay. They were very helpful in the beginning. But during our tenancy standards seemed to have slipped, firstly it took forever for repairs, the flat we were in had faulty electrics I think as the cooker tripped several times. It was replaced but after several emails and phone calls. Secondly the property was infested with mould, when we let Holland know they responded with they would come and paint over it . But that dosent fix the problem, we had agreed upon that over the phone but no body turned up to resolve the mould issue, we sent a few emails as we were scared it would spread to other parts of the flat but we were ignored. We had a little one in the flat and the mould effected her health, she always had a cough or flu even during the warmer months.
Thirdly, we had no help regarding utilises, the utility bills were considerably high electric cost £250 a month, I suspect the property wasn’t properly insulted or had double glazing because in winter you could see the wind blowing hard against our thick curtains and through the blinds which meant the heaters had to be on all the time but as soon as they were turned off it would be cold again. Outside was always warmer than the flat, When we raised concerns about this and possibility of checking the meter again we were ignored, they seemed to ignore phone calls or concerns raised over the phone and we had to send a few emails before we would receive responses.
Lastly, our checkout experience was horrible and I believe they took us for a ride; on the day of check out the check out officer arrived and we asked him for an extra hour as I was still in the middle of cleaning. He said this was fine but as I was cleaning he proceeded to take pictures, I thought he was taking pictures of the rooms I had finished cleaning but instead he took pictures of the mess I was in the middle of, in several pictures you can see me and my belongings and rubbish in the hallway which were ALL REMOVED before the keys were handed over to him. Sneaky sneaky tactic so it could seem as if we left the property in a terrible state. After this we were sent a large bill and claims we had damaged the property, they wanted us to pay for repainting because there were marks on the wall which is unreasonable as the majority of the marks were due to where the furniture had been against the wall and the mould we had complained about during our time in the property. And the agent at first stated we hadn’t cleaned at all then changed it to we had completed a domestic clean. We even suggested if we could go back to the property together to show them we left it in a better state than the check out inventory states but they declined and escalated the issue. We were naive enough not to take any pictures when we left the property and they used this to their advantage, it’s not fair that we should have to pay for the flat to be redecorated and professionally cleaned when it’s just scuffs and marks on the wall from furniture and we cleaned. I had been having a tough time already due to suffering a miscarriage and depression, the stress from this ordeal had just sent me over the edge. Holland property should do better, we were good tenants and we didn’t deserve this.

I lived in a property they managed for 8.5 years, never once late with rent and looked after the place well, which as a landlord myself I know how that's actually something of a rarity these days, this despite the fact that the landlord applied for (and was granted) a demolition order on my home 3 years ago so that they could redevelop the plot and build more houses without even notifying me - I found out when the order was posted to the lamppost outside the house that they were planning to knock down the house I had been living in for 5 years. Fortunately the down-turn in the London property market meant their greed didn't end up progressing into action as nobody wanted to pay the ridiculous value they placed on the plot.
Through that whole time both they and the landlord refused to do a single piece of maintenance unless something was actually broken (a washing machine and a few fence panels were the only things they finally after much complaining accepted were their responsibility). They didn't service or maintain any of the appliances even though the boiler was barely working for the last 5 years, never contributed to any redecorating or renovations, and then had the audacity to complain about the level of wear and tear when I moved out; they tried to make me pay for professionally cleaning of the (by now 9 year old) carpets because they had a little dog hair left after cleaning the place from top to bottom, even though at that age they would clearly need to be replaced before anyone else could rent the place.
They also tried to make me pay an extra 2 months rent because they had inserted a badly written clause in the contract at renewal which they claimed meant that a '6 month break clause' meant that I could only give (2-months) notice at 6 months, making it actually an 8-month break clause. I refused of course and under-paid the rent for the last 5 weeks of the tenancy (equal to the value of the deposit) because I had absolutely no trust that they would return it, and after the request to clean the carpets I believe I was right to do so - they are unscrupulous and would definitely have kept my deposit if I hadn't taken action to protect myself.
After paying in total over £200,000 in rent over the period I didn't even get a 'thank you', 'good luck with your new place' or 'sorry you're leaving' - as always they were sullen, unprofessional and argumentative. I finally had to just walk out after handing over the keys - they were unpleasant to the end.
I can't tell you how happy I was that lockdowns are finally over and I can finally move away and hopefully never hear from this dreadful company again. I can't stress enough how much I recommend you stay away from this bunch of cowboys. If anyone wants to hear the terrible details of how they treat tenants feel free to send me a message.
