Don't take the risk of renting with Boxall Brown & Jones. During my 5 years of being a tenant, they have excelled at accepting my rent payments. However, once problems arose, they turned out to be inattentive and unresponsive, to the point of unprofessionalism. In July (nearly 3 months ago), the roof of my apartment building leaked and thoroughly flooded my flat and two others below mine. The leak was repaired by the property management company, but the flat remained damp for weeks and mould started to thrive. It's now nearly the end of October and the only work that has been carried out is cutting a hole in the living room ceiling, to check where the leak was coming from. Here are some of my observations from the interactions I have had with Boxall Brown & Jones over the past few months: - If they say they will ring you back, they won't. I fell for this one too many times. They are seemingly stuck in a constant state of "awaiting an update from the insurance company" and "will let you know when we receive a response". - They didn't update me on the status of the repairs, not even once, during the whole month of September. I had to actively contact them for information. At the same time, their position is that "we do not feel our service has been poor". - After months of living in a damaged and unsanitary flat, I asked for fair compensation, since I didn't sign a lease for a mouldy flat. Following weeks of back-and-forth emails, they offered a £50 reduction in rent, "as a gesture of good will". I could only assume that this was intended as an insult and declined. - They never once apologised for the conditions that I was forced to live in, and for the length of time it was taking to for the issue to be rectified. Have a look at the attached photos and decide if you would pay nearly £700/month for a smelly flat with stained and mouldy walls, buckled carpet and a ceiling with a huge hole in the middle of it. I have reported the issue to the council's Housing Standards team as a health and safety matter, and they are investigating.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
