As soon as I signed for them to sell my house that was it. They aren't interested in you anymore. They do the bare minimum and don't update you. In the 9 months that we were listed with them, my details were placed on their website and rightmove. They advertised twice in the local paper of the neighbouring town and not once in the local paper of the town where the house is situated. That's as much as they do and if they don't have any enquiries then they ask to drop the price. The first time they contacted me to drop the price was 3 weeks after they listed my property. This happened time and time again, which we did comply with, mostly. I admit they did have a buyer lined up for us, we dropped the price again for the sale, the board said sold, but we had no contact from them. We were ringing the estate agents nearly everyday to see what was happening with the sale. I was having to leave messages as the person I needed to talk to was always "on the phone". Eventually I found out that the buyer had apparently put offers on a number of properties with them and other estate agents to see which was his best option. I thought estate agents were supposed to protect the sellers from such things. Needless to say we didn't sell. They then asked to drop the price again!! We were getting worried by now and a friend, who was an retired estate agent, grew concerned that our house was so far under the true valuation of the property. We declined Wright Marshalls suggestion, but agreed to an "offers over" figure. I checked our listing details on rightmove the next day to find that they listed the price at their original suggestion, not what was agreed. They said that they couldn't change it once advertised. We therefore took our house off the market.

Agents fees at 1% plus VAT are reasonable for the sale of this type of property

Fees ok if property was rentable in the first place.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
