As a tenant, Putterills charged me �420 for credit/referencing checks, of which �150 went to credit/referencing checking my partner, who was not in the contract, but was only a 'permitted occupier'. Why would you credit check someone who's not going to be responsible for paying the rent!? I couldn't get a clear answer from them... Also bear in mind that a credit/referencing check actually costs �15 from Experian directly... So they clearly pocket the remaining �135. In fact, Putterills charged me more than I paid for my tenants fees in Marylebone, central London. And they justified charging so much by stating, and I quote, there's lettings agents around the country charging up to �1000 in fees, so we think we're pretty fair in comparison. Bizarrely, they also asked to see my partner's passport, in-person. Again, the contract was in my name and not in my partner's name... They falsely claim that it's UK law that they need to see someone's passport in-person. Unfortunately I was in a position where I had to choose to live in a flat listed by them, as there was no other flats available in the area. So word to the wise, Putterills already charge exorbitant fees - do not inform them you have a permitted occupier moving in with you, as they will use that as an excuse to charge even more money... In fact, don't tell them you're going to be moving in your furniture and bags, as they'll probably find a way to charge you for those too.

I was disappointed to read your comments and am sorry that you did not find value in the service we offer. Fees together with standards do vary substantially in our industry. We feel that our fees are both reasonable and justifiable. Very little negative feedback is received in this respect. Credit checks are taken on all occupiers over the age of 18. Our landlord clients like to know who is living in their property. Whilst some credit checks pass through quite quickly without any issue, the majority require additional investigations which more often than not are very time consuming. We do find that very few people fully appreciate how much work is actually undertaken in the referencing/move in process, which has increased substantially in recent years following additional government legislation. If you would like to and have the time to experience this first hand please let us know so that we can perhaps make arrangements for you to visit the office for the day and learn more about our processes and the challenges we are faced with on a daily basis. We take pride in all that we do and endeavour to provide a good service to both landlord and tenant. It is now a legal requirement that a Right to Rent check is carried out before the start of a new tenancy, on all tenants aged 18 and over, even if they're not named on the tenancy agreement. We are also obligated, by legislation, to ask for original documents to prove they can live in the UK. Once again, I am sorry if our service did not live up to your expectations.

Not good at all. I told them three times about my boiler not working and after nearly a month nothing had happened. In the end my girlfriend had to pretend that we had a baby and only then did they do something about getting it mended. The staff at the Stevenage office are nice and polite on the...
