Where do I start? From day one the service we received from Linley & Simpson was atrocious, at best. The fees (Which I assume were due to the announcement that agency fees will be banned in 2018) we astronomically high. I managed to barter them down 25 pound each but still ended up shelling out over 300 pounds in fees to them. Reference checks for the house were completed at such a slow pace and employers were contacted very close to the deadline, reference requests were sent to incorrect offices despite accurate ones being provided. The house itself had signs of wear and tear when we moved in and we completed a thorough inventory. Though some issues were resolved by Linley & Simpson, repairs were made at a very slow pace and we had dirty, stained curtains for the duration of our tenancy which were never cleaned. These issues, however, pale in comparison to the nightmare of 'checking out'. We vacated our property on the 24th of September, leaving the property in superior condition to how we inherited it. Carpets were cleaned, walls were painted, all appliances were restored to above average condition. The house, over the course of. However, due to, from what I can only gather, a target based system used by Linley & Simpson to hold on to as much as the deposit as possible, we were charged for the following; - Cobwebs - Marks, which Linley & Simpson alleged to be cigarettes that had been put out on a windowsill. Now considering the house was lived in for a year by 3 young professionals who regularly cleaned the house and had just done a days' worth of cleaning and clearing out, it's incredibly hard to fathom where such cobwebs were, so I like to refer to this charge as ridiculous charge number one. Secondly, the room in question where the cigarettes were allegedly put out was occupied by myself, a national standard runner who runs 80 miles a week. I have not smoked a cigarette in my life, let alone decided to start voluntarily giving up parts of my deposit for literally no reason. We can only imagine that we missed these when doing the inventory as the curtains were closed but Linley & Simpson would not budge on this. It took 10 days before we had any sort of check out email or phone call from Linley & Simpson, and even then it was prompted by us. They avoided our calls and emails for another week and it seems the checkout was not completed the day after we vacated like they said it was. It seemed like they were purposely trying to wait us out so we would not dispute any of the ridiculous charges they made on our deposit. After coming to an agreement of a one-hundred-pound deduction on the 3rd of October we were told it would be 3 working days until the money was transferred into our elected account. Low and behold, it wasn't which meant we had to email and call once again. It wasn't until the 10th of October we received our deposit. The whole experience of dealing with Linley & Simpson was unnecessarily stressful. I can only hope that if anyone has read this, they steer well clear of Linley & Simpson and never, ever have any dealings with them.

When I moved-in, I was provided the inventory list which says professionally cleaned. As a matter of fact, it wasn't cleaned at all. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
