I used elite lettings when renting a property with a group of other students, from start to finish it was an utter mess. The estate agents were managing our property but failed to have any idea what was going on. After delaying our move in date for three weeks (and blaming us as the reason claiming we had returned forms incorrectly etc) we were finally able to move in and discovered that the previous tenants had only just moved out. The house was a complete mess with huge amounts of the old tenants belongings left for us to dispose of. The estate agents also surprised us by informing us on the day of our move in that we had to each pay £250 that day. We hadn't been told of this fee previously, and as you can imagine, for 6 students (and many other people) that is a difficult amount of money to come up with without warning!!! The roof began to leak about three months before we were due to leave, so we informed them of this (as per our tenancy agreement) however nothing was done. The piping in the downstairs bathroom became blocked making one of the bathrooms unusable. We informed the estate agents of this and again, nothing was done. Our 11 month contract has come to an end, and 2 days before this we were contacted saying that we would still owe rent to the end of the month, despite having moved in mid month and agreeing on an 11 month contract. They have refused to talk and have shifted the blame to the landlord despite the fact that they manage the property and had informed us recently that our agreed move out date was mid-june. Many staff members were rude, patronizing and treated us like fools, consistently trying to take us for a ride and fob off our queries and complaints. Throughout the 11 months I rented with them they failed to act professionally or helpfully on any occasion. DO NOT RENT WITH THEM UNDER ANY CIRCUMSTANCES. I couldn't wait to change estate agents.

21 Aug 2012Hello Group of Hazelwell, We are quite disappointed to read this review of our company and would also like to clear a few thoughts on this matter. Firstly, Elite and your group had agreed on a move in date which isn't a guaranteed move in date, It is merely a date for a proposed tenancy subject to referencing and the property being cleared in time. Unfortunately, we couldn't arrange for any move ins on the agreed date as you quite correctly have stated, your paperwork wasn't cleared in time through no fault of Elite Letting Solutions. If referencing is not returned to us, then a move in can not be confirmed. At no point did Elite Letting Solutions advised you to pay an extra charge of £250.00 each. You were given a balance to clear PRIOR to move in which is expected of every tenant before move in date. Again, if a balance isn't cleared, there is no way we can arrange a move in. You were CLEARLY made aware of all charges from the off set. You had indeed reported a roof leak to us which we had acted immediately, we informed our client as per terms and he had subsequently arranged for his own contractors to attend to the roof leak and rectify this issue. At no point had you informed us this wasn't complete as we had followed up this issue a week later to which you informed us the leak has been rectified and 'buckets weren't required any more' Your group had also signed an 11.5 months tenancy agreement to the end of August. It was never agreed that your rents would stop mid-month as this is impossible for us to do. Elite Letting Solutions would never agree on a 'strange' student move out date of the 17th. We have also liaised with you on every occasion and had corresponded with your group in full to inform you of the situation regardless of whether you decided to move out early, you have signed a contract until the end of August therefore would be liable to pay until the end of August. Blame was never shifted onto our client at any stage. It isn't any fault of Elite Letting Solutions that a group of well educated people cannot read and understand a fixed term tenancy agreement clearly stipulating the commencement and expiration dates of tenancy. If you wanted to leave mid way through a tenancy that's fine but you would obviously still be liable to pay rent up to the end of your contract. I can only apologise if you feel that you were patronized and treated rudely. I don't think at any stage Elite Letting Solutions had taken you for a ride or fobbed off your queries and complaints. Every occasion a fault was reported, Elite Letting Solutions had acted immediately and diligently to get any issues resolved. I can honestly say after 9 years of trading, this is the FIRST negative review we have ever received and we would be grateful if you could get in touch so we can settle any queries you may have. 1 Aug 2013Why would tenants be responsible for paying rent for the remaining months of their contract? Surely, they can vacate and terminate the tenancy with the appropriate notice as stipulated within the T&C's!? Your response is very condescending rather than helpful. As a previous landlord of yours, I can vouch for the rudeness and lack of response.

13 Sept 2013If an Assured Shorthold Tenancy is signed for a fixed term then the tenant is responsible for the rent up until the end date of that contract, providing sufficient notices are given. As a "previous landlord" of ours, I'm sure if one of your tenants wanted to leave a tenancy before the expiry date or before notice was given then you would expect full payment of rent up until sufficient notice was given or new tenants were found.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
