From start to finish Abbotts have been extremely frustrating. I would never use them again. They initially quoted fees of over �600 to complete the tenancy agreement, more than double of any of their competitors. When challenged they reduced the fees to �300, still more than their competitors. I hate to think that people actually fall for this. When I arrived to collect the keys on moving day, none of the paperwork was ready and we had to wait in the office for half an hour while they photocopied everything. Hardly 300 pounds work. As a part of the fees we paid for a moving in inventory. We were pressed to sign a document saying that we had seen this and agreed to it. When I asked to see it I was given an OLD inventory and finally the agent confessed to having forgeten to arrange it! By this point we were already moved in so the subsequent inventory was redundant, leaving both the landlord and us exposed. About 6 weeks before we moved out we reported some maintenance that was needed. When we moved out this work was still not completed. After we moved out I got in contact with Abbotts to arrange the refund of our deposit. For a week the property manager said she was waiting for the landlord to respond to the check out report with any proposed deductions. We obviously got frustrated and messaged the landlord directly to find out what the problem was. He said he was never sent the checkout report. We went back and forth and finally on the 4th of July were told the deposit was being refunded in full within 7-10 days. Two weeks later we are still not in receipt of the funds. The property manager who we dealt with has gone on holidays and left no-one covering her workload or emails. The initial agent who we dealt with at the start of the tenancy did not respond to my emails at this point. (Not surprising he was useless throughout the whole process). So I phoned to the office today and was told that when the initial agent set up our photocopied documents he made an error of 50pence on our charges. So we technically owed 50pence to Abbotts. Because of this of deposit refund was declined. But no one got in contact with us to inform us. So now two weeks later we are waiting another 3-5 days for our deposit. Abbotts, in my opinion, are an unpleasant combination of greedy and incompetent. I will not view any properties that they advertise and I make my feeling known to everyone I know.
The fees are extortionate. More then double most other agents quoted us. They also dropped the fee when bartered so don't accept the first fee.

The branch found good tenants but "Sparks" have interfered by taking over both flats without the consent of the landlord. We rented this property on false pretences. We knew that the kitchen floor and units were worn out, but we didn't expect dirty ear buds in the cupboards. Dirty tampon in our toilet radiator. Landlords - do not use this company. Appalling service, they are completely unorganised, do not help or support you as a lanlord and certainly do not provide 'full management'. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
