I rented from Roberts and Co for just over a year recently and to start with had no issues. They managed the property and despite numerous calls and emails to report faults like my front door lock being unsafe they never replied or chased up. I had an inspection every 6 months and on both occasions discussed the front door and roofing issue only for me to call a few weeks later and there was 'no record of this' Very frustrating as the inspectors took photos and notes! Upon leaving the property to move elsewhere my closing inspection was fine and no issues raised only to have a call 2 weeks later telling me the place was infested with fleas and that I was liable and the fumigation had already taken place and there was no negotiation. This ended up in dispute with the deposit protection company who have awarded the disputed amount back to me as the agent not only did not supply sufficient evidence but their dates were mixed and I don't believe there was ever an issue. They told me the fumigation happened on the 23rd but apparently nobody entered the property and noticed any fleas until the 24th. They are cowboys trying to take money from people but because I did my research I was able to argue back. Anybody who has a pet (mine passed away 10 months before the end of my tenancy) Be prepared that they might falsely claim issues after your closing inspection. After your closing inspection you are not liable for ANYTHING.
