[[EDIT ORIGINAL START]] Agent took a £150 non refundable deposit for the property on a Thursday afternoon, then rang on the Friday morning to say someone else was interested in the same property and that the landlord had requested more money to show we were serious about the property. We met on the following Tuesday and gave her a cheque for £830 which was said to be 2 months rent inclusive of rates. Two days after this our circumstances changed and we could no longer take on the property, we could easily have cancelled the cheque but we felt we had no need to as only £150 of it was non refundable. Two months have now past and michelle has not given any money back, she does not answer emails, texts or calls from us. Since our experience with Mac & Moy we have been hearing bad reports from other customers she has pressured into paying more than the agreed deposits, it seems she uses various tactics such as ringing people that have just viewed properties and saying "if your still interested in this property you need to come down soon with a deposit as i have just shown other people around the house" knowing that she has rang the people that have just looked at it, then she says to them, "sorry i meant to ring someone else". This is just another one of her ways to pressure people into paying deposits straight away. Please also note that Mac & Moy do not have a large company as they're website would describe, they dont even have a commercial property nor do they have a belfast office. its all run from a house and if your paying any money she usually says shes busy but can meet you somewhere in her car to do the deal. All in all Mac & Moy is an absolute joke, if my £830 is not returned to me by 5:30pm on 20th April 2012, i will be taking the director to court for the recovery of it, there will be no chance of an out of court settlement after this date, i will be taking it all the way to make an example of Mac & Moy to try and ensure that no-one else gets caught by this con woman. 24 Jun 2012Hello We note Waynes report MAC&MOY have a reputation for providing a high standard of customer care with many high profile customers (landlords) and local clients (tenants) a base we have built up on little advertising, and one that can only take palce through word of mouth, we design our own wedsite, logos ect and do not make any reference to being a large company.Whis we feel is irrelevant ,what ever the company size if customer service and transparancy is not at the forefront. We started in 2009 part time and through this recession we are still going strong and hope to expand within the next few years. We are aware that a client may feel angry as they deal directly with us but we also make clients aware that we pass all monies to the landlord and the agreement in the end is between the landlord and the tenant. We at MAC&MOY do not put pressure on and of our clients to secure a property. Wayne was made fully aware that 1) If he wanted to proceed he could secure the property with a non-refundable holding fee. During his interest there was other interest and we will always update all clients before anyone secures a property. We are in a sales based business this is not a secret, and we do not make up phantom offers. In doing this the client is made aware that the holding fee is only given and signed for ,if they wish to go ahead and if they change their minds it will not be returned. Which we believe to be a fair practice as there is time and effort put into meeting the client, arranging agreements and more importantly other clients may loose out and in turn the landlord will take a loss on a potential customer. Wayne came to MAC&MOY twice to discuss arrangements to move into the premises and only one day after signing a binding commercial lease Wayne called to change his mind. MAC&MOY informed Wayne that any monies recieved go direct into a client account and then are forwarded via cheque form to the landlord WE DO NOT HOLD ANY RENTAL ONLY CLIENTS MONIES AS THIS IS NOT OUR MONEY. In turn the agreement is between the landlord and the tenant and we ahve no further dealings on th e matter, we cannot retun money we do not hold for an agreement cleary set bewteen the landlord and the tenant. The deposit and rent is passed to the landlord Wayne broke the agreement between him and the landlord ,which we had been planning for over 3 weeks If someone does not know if they can afford or proceed they should NOT give out over £700.00 to a letting agency ,as this is cleary irresponsible and not thought out. MAC&MOY hold cheque stubs as proof that ALL monies due to the landlord less our rental fee which was within the agreed terms is forwarded to the landlord.

3 Aug 2012I actaully cant belive im reading this!! in the middle of doing a deal with Michelle at the minute, and everything you seem to say is true..she asked us for £150 deposit that day..along with a further £200 a couple of days later, i wasnt sure weather to take the property either, but she did ring to say that there was other people to veiw the house and we needed to make up our minds very soon. Above all that, Michelle only does dealings in her car, as far as i can see so far. Iv been very weary of her from the start, but i thought this was because i didnt know who i was dealing with, but she seems to know how to work people to her advantage..commision much????

Provide an efficient service. Do not take deposits if you can not provide a service. Given that, if they had have refunded the deposit I had paid when I asked I would have though nothing more of the inefficiency. They are obviously just dishonest.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
