First of all, I envy That Property Ltd for trying their best in running a business that consists of 1-2 persons. You can meet the full team here:- Whilst we had a number of problems with them, some minor, some not so much, I'll just describe a few. When we initially moved into our house we immediately noticed small bits of glass in the downstairs corridor. This was trailing from a bedroom in which you could tell a window had previously been smashed (due to a robbery). The landlord had handed over the management of the house from C&R properties to That Property Ltd. When they took over they told us we couldn't move in until a certain date (later than originally told). This was due to the current tenants still living there and the property needing cleaning (as they had told us). When we provided evidence of the original move in date, we were then told we could move in. So were there still tenants occupying the property? Did the property get cleaned before we moved in? That Property seemed very confident that the place had been cleaned.... Before the move in date we were asked to provide evidence of paid admin fees, deposits and rent before we could enter the property. This was due to the change of the letting agent. We instantly felt somewhat let down in our new relationship with That Property as there seemed to be a lack of trust to begin with. Why should we supply all this evidence when they should be asking the previous lettings agency? A subsequent meeting about the glass with the manager resulted in just receiving managerial tactics. He didn't come across very genuine. Phrases such as "it should've been picked up by the cleaning team (queue silence)" resulted in us feeling like we let him off. Some of our deposits were robbed off us after the tenancy had ended. Two attempts at reporting a water leak from the bathroom through to the ground floor had resulted in the maintenance man adding more and more silicone sealant. The leak had already happened, the wooden floorboards were probably already rotting. So what did they do? Fine us for the rotting bath seal, new tiles, and for more cleaning to be done. Which we argued the property was left in a better state then we recieved it. Bearing in mind, they didn't claim all the money they wanted from us. All in all, we loved our property, That Property, not so much.

16 Mar 2017Thank you for your comments, I am sorry to hear you were unhappy with your experience and due to the nature of your comments I would like to respond. I understand tenants can become angry and disheartened when deductions are made from their deposits and this is totally normal. Unfortunately deposit deductions are necessary when the property has not been looked after in the correct manner. The only way deductions can legally made is with a full property inspection and inventory and evidence showing the damages caused. If tenants dispute deductions there is a legal cause and a complete deposit dispute service which is an independent government ran service. In this particular case the deductions made were mostly due to poor cleaning state the property was left in. We put the landlords proposed deductions to the tenants and these were disputed. As per the correct process the matter was then passed on to the independent adjudicator who agreed with some deductions and not others. This decision was accepted and the correct portions of deposits were returned to both the tenants and landlord. All decisions are based on full evidence, including pictures, cleaning bills, inventories etc, the tenants have full access to all evidence. I understand you may still not be happy with the final deductions made but this decision is made with an independent government body who clearly agreed that these deductions were valid due to the poor state of some areas. In relation to individual repairs and meetings throughout your tenancy these were resolved at the time. In relation to proof of funds being paid to a previous agent, I'm afraid we would not have access to their financial records so this would be impossible to gather. at the time it was a very simple procedure for you as tenants to show when you paid fees, deposits etc so this could be cleared up very quickly. this was not raised as an issue at the time so I'm unsure why it is raised as an issue now. I believe these comments maybe related to the un-happiness in having part of your deposits deducted. If I can help any further or clarify any comments please contact me directly at the office. 10 May 2017Absolutely priceless repsonse - 'In this particular case the deductions made were mostly due to poor cleaning state the property was left in' - in short you didnt refurbush the whole house saving the landlord cost, ergo making david look good.. therefore it was in a 'bad state' - honestly cant wait to upload pics / videos of my current disputed 'poorly' cleaned apartment so you can see im not just an unecessarily disgruntled tenant but rather the fact that David is the reason Agencys get a bad name from trying to profit from deposits!

Absolutely diabolical service. A one man band who masquerades as a company offering a 'quality service' that falls well below standard. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
