Overall I had a very unpleasant experience with the agency while trying to rent a flat. Perhaps this was in part due to the landlord for that property, but even so, I think the agent shares the responsibility for keeping things in order, and I did not find things to be done professionally. Here is an overview of what happened: - I agreed to a start date, and then found out just two days in advance that the flat was not ready. The agent did not contact me about this, I had to contact him to find it out myself. - On countless occasions after I called him, the agent said he would get back to me at a certain time (in half an hour / this evening / tomorrow), and then didn't. - I asked to be informed 5 days before the revised date if things are not ready, but I wasn't. Instead, I had to contact him myself to check, and I was told it was all okay. This was not quite true - it was still not ready on the revised move-in date, but only later in the evening. - The apartment was not cleaned properly by the move-in date. The landlord said it had been professionally cleaned, but the sink, furniture, appliances, and carpets had an unacceptable amount of dust, grime, and stains. The independent inventory check company agreed that it was nowhere near a professional level. - After reporting a number of broken pieces of furniture and asking for the cleaning to be re-done by a different cleaner, the landlord refused to accept me as a tenant (which, by this point, was actually a relief), and told me that I was too difficult. The main positive thing I could say is that after this was all done, I got a full refund from the agent fairly quickly.

24 Nov 2016Thank you for your feedback but here is our reply to what really happened You did agree to a start date and the flat was not ready in time. However, this was completely out of our control as we were only an introductory agent on this property and the Landlord was organising the works. The move in date was changed for two other reasons which you have failed to mention in your review. 1. Your were going on holiday for 11 days and you said that you were happy not to be paying for a flat while you were not living there. 2. Without any delay on our part, your credit checks were not completed by the date that you were due to move in to the flat. In fact the credit checks were not completed until a week after the original start date. There is no way we, as agents would have allowed you to move in to a property without the credit check reports being properly completed. When a revised move in date was made we had agreed that I would inform you 5 days before the move in date. This was done I sent you a picture of the new shower by e-mail and advised that the professional clean(arranged by the landlord) would be carried out 2 days later. On the date of your move in the landlord contacted me to say that although the new shower had been fitted there was an issue with the hot water. I explained this to you and, as you are aware, this was completely out of our control. The landlords plumber fixed this issue and the flat was ready for you to move in to later on in that evening. When you moved in you did report some issues with the cleaning and some broken furniture. The landlord went to meet you the next day and I think he thought that it would be better for both parties not to continue with this tenancy. I would like to add that we have since found new tenants and they are happy with the flat. You mention that you got a full refund from the agent fairly quickly. I would like to add that I had to wait until 7.20pm for you to arrive in my office and we made a faster payment which you confirmed that you had received the full refund before you left our office that evening. Our service I would like to say was always professional and prompt as introduction agents only and dealing with any queries you had

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
