as a 22 year old woman renting from martin & co has been the worst thing I've done. I've had nothing but problems from the day we moved in! i rented a flat from them everything seemed to be fine until we moved in half of the light bulbs didn't work and the dish washer was completely burnt out.. i had the dishwasher looked at and informed the agency and the landlord directly up on her visit and was told if i wanted it to work i had to pay to fix it! the landlord also told me she payed for all the light bulbs to be working (which they weren't) and up on moving out have charged me for this!! i was charged £95 for light bulbs that never worked and the dishwasher to be cleaned which i never even used! and they knew this from day 1! after a month or so plaster started coming through the wall in the en suite and the shower started leaking resulting in water coming up through the carpet in my bedroom, not to mention the pipe on the back of the over flow on the bath was unattached resulting in flooding the bathroom which then lead on to mold growing on my bedroom walls! when the contractor they sent came to do the work they left the en suit in a state and had taken all the paint off the wall and skirting board around it, not only this but after a long day at work i come home to find a whole new shower system had been fitted without my knowledge.. when i phoned them the next day to say that people were going in and out of my flat without giving me any notice all i got was oh you're meant to be told before hand, ill tell my manager!.. no apology. before leaving i had the floors steam cleaned and the place spotless, not a mark to complain about (except a small mark on the carpet that came out during cleaning) i wasn't notified that the landlord wanted the fridge/freezer defrosted and they are now charging me £42 to do so! up on speaking to a member of staff about this over email the person was very patronizing and rude. needless to say they will nit pick to claim every penny of your deposit. disgraceful.
fees are cheap compared to others however in this case you definitely get what you pay for.

However I have found some of the comments you have made to be incorrect: The charges to you on vacating totalled to £140, this included a clean of the lounge carpet which by the picture we took on the day you vacated is heavily marked ,This also included a clean to oven, Dishwasher, defrost the freezer which you were informed (via your vacate letter) needed to be defrosted proper to your checkout and to replace the bulbs that were missing (8 in total at a cost of £35– on the check in inventory these were shown and pictured as working)! I noted you mentioned the dishwasher didn't work – In your contract the landlord stated that she was happy to supply the dishwasher to you however wasn't going to be responsible for repairs or replacements (as a dishwasher isn't a necessity) it was left dirty by yourself and needed cleaning to avoid going rotten. In regards to contractor entering the apartment to carry out repairs I can't see a formal complaint was ever made. Had this of happened it would have been dealt with in the appropriate manner.

Leave the sitting tenant in the property, have a responsible person check out on vacating the property. Be polite and Peter could have questioned Suzanne and not backed her entirel her work was attrocious and he didn\'t care, all he wanted was our fee. Martins and Co. are a franchise, they openly do not care how their branches handle customers, both landlords and tenants.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
