Landlords be aware and don't go anywhere near this estate agency. I let out a property via them for over 7 years (to the same tenant) and during that period of time they only carried out half a dozen inspections when they should have carried out 28. This resulted in the tenants being able to make significant changes to my property without anyone's knowledge. When I challenged Urban Bases about this and requested a partial refund of the fees they had charged me, they fabricated inspections reports to suggest that they had carried out regular quarterly inspections. Upon terminating their services because of this, they withheld the final months' rent that the tenant had paid to them. I took the matter to the small claims court (and with the assistance of a Witness Statement from the tenants) the Judge awarded me a partial refund of their fees plus court costs and also ordered them to pay me the month's rent that they were withholding. The matter didn't end there. The owner of Urban Bases (Fiona Beirne) subsequently refused to pay the amount ordered by the court and I had to take her to court again in order to try and recover the money. I finally got paid by Urban Bases just before the third court hearing which was a precursor to having their bank accounts frozen and getting the court to instruct their bank to pay me direct. This was more than 12 months after our dispute began. In my opinion Fiona Beirne is a vile and deceitful person who has no qualms whatsoever about carrying out fraudulent practices for her own gain. I would advise everyone to stay well away from this estate agency. They have no scruples and will happily take money off you for zero service. I wish I could have given them zero stars.

This must be a landlord centric organisation that has little regards for tennats only profit. Put your customers first and profit will come.

What agent could do to change your mind?
If they had given us a fair chance to rent the property. They assisted the other couple in forwarding their email to the landlords and did not ask us if we wanted to pay more despite knowing the other couple had offered to.

The service I received was absolutely dreadful from start to finish. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
