DREADFUL - I rented a proeperty for 18 months from Urban bases, being very open and accomandating I moved in without view the property as I was moving from abroad. The property was in a pretty bad state of repair but I was stasified enough as it was a essentially a my house for the working week. After a year 1 with full rent been paid on time and no service from Urban Bases I agreed to a rolling contract, I then asked to make the contract permanent for another 6 months, the landlord however decided to sell-up, so I gave notice as early as I could, I found about about the sellling of the house 1 day after rent day, I was told intially I would have to give 3 months notice, I queried this, then told I only had to give a full month, which given the helpful timing was 1 month and 3 and half weeks! So was out of pocket for 2 months rent. When I moved out I paid for professional cleaning - £150 including the needed carpets as it was dirtied during moving day... When it came to claiming my deposit back, the landlord has decided to keep my full £935 as he is getting the kitchen tops resurfaced and a new carpet put in! As mentioned the house was in pretty bad disrepair when I moved in. Thieves. I'm glad to see he can't sell a 2 bedroom house he is advertising as a 3 bedroom for around £100k over the asking price and the property is back on the rental market!
What agent could do to change your mind?
This must be a landlord centric organisation that has little regards for tennats only profit. Put your customers first and profit will come.

Landlords be aware and don't go anywhere near this estate agency. I let out a property via them for over 7 years (to the same tenant) and during that period of time they only carried out half a dozen inspections when they should have carried out 28. What agent could do to change your mind?
If they had given us a fair chance to rent the property. They assisted the other couple in forwarding their email to the landlords and did not ask us if we wanted to pay more despite knowing the other couple had offered to.

The service I received was absolutely dreadful from start to finish.
