This estate agents is an absolute joke. Had the misfortune of dealing with a staff member *who is without doubt the most intimidating, rude, and threatening individual I have ever had dealings with. Do not come to Matthew Williams with any issue in the property, you are likely to be threatened with legal action, and if not, it will never get fixed anyway. Be prepared to pay out for complete renovation of the property you are renting in order for it to meet their standards when you move out (regardless of the current state of the property, or the disrepair on move in date) Know your rights before dealing with these people as they will twist information to have you believe the law does not protect you. Keep all copies of any documents too, as they have a history of destroying tenant's documents and denying existence of them when a dispute is raised. I would never recommend these people. You'd be safer on the streets. At least there, you have rights.

11 Feb 2016We are sorry that you feel that your tenancy did not end to your satisfaction. Whilst we have a duty to be fair to our tenants, we also have a duty to our landlords to ensure that the property is given up in the same condition to that which it was taken. It would also be unfair to subsequent tenants to occupy a property that was less than perfect. Therefore we have no option but to complete remedial works and charge the party responsible. It would be unprofessional for us to state the specific circumstances of this case but the deposit is registered with a deposit scheme and you had every right to submit a dispute regarding any deductions to them. With regard to lost documents, we have to retain copies of all documents supplied and even send copies of tenancy agreements and deposit certificates to our tenants on each tenancy. We must also state that we cannot take the allegation of threatening behaviour by a member of staff lightly and have reported this comment to All Agents as an abuse of their site. If you mean we state that we adhere to the law and use the law to strengthen our argument, then we must agree with you. We must also state that you have very strong rights as a tenant. The law protects you and we do not deal with landlords who do not adhere to the law. We are a member of the Property Ombudsman Scheme, NALS and also a member of SafeAgent. We value our record of very high levels of customer service and feel that this review is an unfair reflection of this.

Never responded to email, did not call back when promised or communicate professionally.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
