Please read this carefully. My advice to anyone is to not go anywhere there these people. My experience has left me thousands of pounds out of pocket, using these people. They will take your money for managing your property and that is it. I had to contact them regular asking for my rent and invoices but only to receive every excuse possible for not having them. They play down serious issues you really need to know about regarding your property ie there has been a small incident........the fire brigade being called to your house because of a deliberate fire ie tumble dryer in lounge with fire excellerants and a neighbour having to put the fire out with buckets of water because of the size of the fire. This is only one small incident at the property....to give you some idea of other incidents at the property please read on...........regular incidents of heavy drinking and disrupting neighbours either side of the house including scaring other people in the street. Other fires in the house, police being called to the house almost every week including a number of times in any one week. Dismantling parts of the house ie, electrical lighting, broken doors, broken floor tiles in kitchen, broken the £400 washing machine, the tumble dryer, totally destroying the fridge freezer cost £485, damaging the worktops, destroying the glass fronted double oven. costs £400 plus to replace. I can go on and on and on telling you about the 18 months of total horror I have experienced by this estate agent. But to top everything off and most people will look at this in total disbelieve....I had the tenent cause so much damage to the property one evening, it caused a gas leak in the house endagering the neighbours. I having to cover all the costs of the repairs and sutton Kersh are very happy to you continue to pay for all of this as if it is normal thing. Lastly the the only thing they did not do was blow the house up and kill people. They finally ripped out the water main and flooded the house which involved the police arresting him all costs and repairs left to me. So if you have got this far reading this..........please please please do not use these people they are legal theives and Mr Lawton can only be described as a slippery chap. They will play everything down and show no responsibilty towards you. It will leave you seriously out of pocket like me........................regards to all.

Dear Mr Mullen, I regret that you have chosen to vent your frustrations on a public forum however you have not been transparent with the facts. Your property was let with your knowledge and consent to a transitional care agency and the young tenant had residential care workers staying with him at the property 24 hours per day. The tenant took good care of the property for the first 12 months and following a favourable inspection of the property the tenancy was renewed, with your knowledge and consent. It was shortly after the renewal that the tenant caused damage to the property in the early hours of the morning whilst his resident carer was sleeping. The tenant was arrested, charged with criminal damage and did not return to the property. Criminal proceedings are still ongoing. The gas leak you refer to was not due to the tenant but it was a slow weeping joint under the floorboards which was repaired as soon as it was discovered. It is unfortunate when a tenant damages a landlord's property however this is not something that we could have foreseen or prevented. We have co-operated fully with yourself and the Police in providing documentation and written statements. We are members of ARLA, NAEA and the Property Ombudsman scheme and there are channels available for you to pursue your complaint if you are dissatisfied with the way the situation has been handled. I didn't mind paying the fees they were at the standard price, but when I renewed my tenancy I had to pay an additional fee which is a bit of a joke as it's just a piece of paper saying the term has been extended for another year and the rest of the contract t&c's remain the same.

Rude and unprofessional service. Failed to read application form correctly and dismissive to my wife who attended the office. What agent could do to change your mind?

Read forms correctly. Be professional and courteous to customers and don't attach incredibly rude notes to forms when you haven't done your job properly.
