Poor Agent. Treat tenants badly. In our case we were model tenants, keeping property in good order, always paying rent on time, made no difference. As soon as we gave notice to vacate, hounded us about viewings for new tenants on an almost daily basis. Expected us to show these round and scheduled several in at a time, then they left us to deal with the viewings. Expected they keys back on the last day of tenancy before their office closes, despite our tenancy not having finished until midnight. Wouldn't communicate with us about exit-inspection as we wanted to be present. I'm expecting to get ripped off there too, despite the property being in perfect order, but not yet completed. And worst of all, took way longer than was necessary to get a plumber to fix a minor part on a boiler, should have taken 2 or 3 days max, but we were a whole week with no hot water, no heating!! When we complained they simply wouldn't accept they could have done this better, and tried to pass the blame onto the tradesman (rather than accept their liability for selecting said tradesman). They really don't care about the tenants, and therefore I don't believe they are acting in the best interest of their landlord client's either. On a personal level, also found them rather blunt, unhelpful and condescending. Ullyotts were one of the main reason we moved out of this property! We felt like our treatment bordered on bullying.


What agent could do to change your mind?

The agent could have simply been a little more reasonable in communicating and listening to tenants, rather than bluntly laying down rules and threats - they alienate good tenants like oursevles.

Unfortunately, you have left no contact details and as such we cannot look into this matter individually. however, the main adverse points raised are: End of tenancy viewings - this is in accordance with the tenancy agreement. We try to ensure that we have a new tenant to ensure continued occupancy, this would mean that we need to arrange viewings and access must be granted to allow this at convenient times. We are quite happy to accompany viewers when this is an issue. Key return - this is reasonable, we feel. If this presented a problem, this could have been raised at the time and perhaps alternative arrangements could have been made. End of tenancy inspection - We always do this at a time to suit us once the property has become vacant. This is due to time restrictions. We prepare a detailed condition schedule both pre and post tenancy which includes photographs. In addition, as you are aware, deposits are held in an appropriate tenancy deposit scheme and any issues relating to alleged damage etc is dealt with under this scheme. Heating and hot water - We have a team of local contractors who deal with maintenance of heating and water. Once a fault is established, a contractor is instructed to resolve the issue. Unfortunately, there is no guarantee that a fault is fixed within a set timescale and there can be no expectation of an 'instant fix' as a contractors ability to resolve this is dependant on many factors (workload, availability of parts etc ) but the landlord, or in this case his agent, is indeed responsible to take steps to resolve the matter, which is what occurred on this occasion. We are sorry that you feel this way and assure you that we always act in our clients best interest.

I can confirm the poor rating by Goodtenant101 as Butler of Ullyots is the slum landlords friend. Ullyots don't give a damn about the accuracy of the property description and brush aside all complainst with slimy excuse 'we are just the agents!' I too had ot view a rpoperty while other tenants were still in and obviously this prevents a thorough inspection. Then when I pointed out the defects Ullyots just used the shabby 'agent' excuse.

Charge £3.600 and my house was not sold as the buyer wouldn't commit to a completion date, but Ullyotts Driffield decided to charge me full time commission for not selling my house. Scandalous.

I was charged by Ullyotts Driffield £3.600 because after 6 months and 4 missed completion dates buy my purchaser I decided to take my house off the market. Would not recommend to anyone. When it comes to your bond they seem to think that it is their right to claim the full amount from you 'as a starting point for negotiations' regardless of condition property is left in.
