Renters beware! Sign your contract and kiss goodbye to your deposit. Exaggerated cleaning and damage reports. Extortionate costs which do not reflect real life situation. Rude abbrassive staff. Bias contractor costs. Need I go on! Rent at your perril!

30 Jul 2012I am very disappointed to read the above review. I would like to clarify a few points...We, as agents, do not decide what works are required at the end of a tenancy nor do our landlords. It is an independent Inventory Clerk that attends and decides, therefore this cannot be considered as biased. All tenants are provided with an inventory at the beginning of their tenancy and advised to check through the property thoroughly within the first 7 days. There are also comprehensive tenants notes provided within the inventory explaining what happens at the end of the tenancy and how the property should be prepared for the end of tenancy.. If the tenants disagree with anything stated on the inventory it must be reported within 7 days otherwise it is assumed acceptable. The same clerk will offer the tenant an appointment to meet at the property at the end of their tenancy to go through the original report. If there are any discrepancies/dilapidations these are noted on the sign out form at this time and sent to our office. If tenants do not leave the property in the condition they found it in (other than fair wear and tear) then there will be charges made for contractors to attend. These are not our charges, they are contractor charges and tenants can have copies of the invoices. It is also stated in a tenant lease that if there are any dilapidations/cleaning required then contractor costs will occur. To reiterate...If you leave the property in the condition you got it in, you will get your deposit back with no deductions made.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
