TLDR; Stay away from JMC. Throughout our experience as tenants with JMC Estate Agents we have had little that made us feel comfortable with them. They don't seem to care about the condition of the property: we requested maintenance for multiple issues, and rarely (if at all) heard back. We were not given a choice or schedule about when to meet the agents for contract signing, and were forced to sign our tenancy contract before I had even seen the property OR having a chance to review the inventory! Parts of the contract we pre-filled with information which we did not wish to be included. Upon finally seeing the property, we found it unkempt, unclean, needing several repairs, and mould on several walls. JMC Estate Agents charges a £40 fee EACH for references.
What agent could do to change your mind?
Agent should: - respond to requests for maintenance - allow tenant(s) sufficient time to review inventory & property - not extort tenant for references - be willing to meet tenant at property for inspection - not pre-fill portions of tenancy agreement which are to be filled by tenant

DO NOT USE, EVER! They will: - Force you to stay in your contract and pay rent if you try to exit the contract before your fixed term ends. I would definitely warn any potential customers of JMC to think about it before committing they are awful. Initially Colin (it's his business) is very nice , but how he changes once he's got hold of your money is unbelievable . JMC did basically nothing other than show 2 lots of interested ... What agent could do to change your mind?
Act in a professional manner. Full fill the role of agent by at least answering all correspondence from the tenant especially in relation to aspects of the property that pose a risk to health and safety. Treat and speak to its customers in a professional and Courteous manner and subject them to a barrage of rudeness and abuse on the phone if the tenant is trying to report or speak regarding matters relating to his or her tenancy. Act in an expeditious manner with regards to complaints or in relation to matter that if ignored result in the delay or loss of bond. Start behaving like a professional letting agent not a cowboy outfit

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
