Don't be fooled by their marketing. Chancellors are one of the worst estate agents around especially if you are a tenant or a landlord renting through them. I rented from them for about three years and they were a terrible hassle both to me and the owner of the house. This complaint about two branches, the Chesham one and their infamous Thameside Property Management department. This last one has a revolving door turnover. My experience is in line with other negative experiences. In fact, we all seem to complain about the same things. They will happily take your money to arrange your contracts. And then the problems start: -Soon after moving in I discovered that the washing machine was broken. It took one month to sort out. The agent (and these are often young kids with little qualifications) was caught lying to the contractor, tenant and landlord. He was telling me that he made arrangements with contractors to visit the property and I waited for weeks until I called the contractors only to be told that no one told them anything. This didn't happen just once or twice (see below). -A year later the ceiling lights went out in the whole property due to faulty wiring. This took two months from beginning to end sort out. Thameside were dragging their feet, needed to be constantly chased and I caught them lying numerous times. Eventually I made it clear to them that I would complain to their regulators and they had a “property manager†assigned to the complaint. -They choose the cheapest contractors in the area which means the jobs are rushed through and they often need to be called back to redo it. The electrician they sent the first time for the wiring told me that it was my fault: I must have plugged in a device that caused the breaker to trip. Obviously! Another contractor they sent in to re-decorate decided to cut tiles inside the house, coating everything with dust. When they finished redecorating they forgot to put a door back and left numerous scratches and smudges. You get what you pay for. - At some point the owner had enough and decided the sell. The Chesham branch violated my contract by entering the place to show prospective buyers around without my knowledge. I made it clear to them that I would change the locks if they did it again, so instead I got endless pestering for next day viewings. -Chancellors advertised properties to me when I already had a tenancy with one of their clients. Landlords- just think about this for a second. Your letting agent advertises properties to your tenant. -Thameside are so disorganised they somehow entered my phone number on the wrong record and were phoning me about the wrong properties. It took dozens of calls before it occurred to one of them to change the record. - Watch out for their hidden fees and pay attention to the contracts. Mine stipulated that the property be delivered “professionally cleaned throughout†even though it was noted dirty in the check-in. This clause violates OFT's guidelines who have ruled it unenforceable. You will find many such clauses in their contracts. At the end of the tenancy they tried to charge me hundreds of pounds for cleaning even though I left the place clean. The TDS adjudicator took my side and threw their claims out. Their Bracknell department has an abysmal turnover rate. From the Chesham branch, only a gentleman by the name of Richard could be called professional.
Their problems are clearly due to organisational culture because looking at the reviews people are complaining the same issues. Standards are low. They focus mostly on making fast money. The property management side seems to attend only to landlords with multiple properties. Everyone else waits for months if there are problems. They need to seriously start providing a better quality of service and this may be only possible by bringing in professionals at the higher levels to change their culture.
£90 to renew a tenancy agreement. This constitutes them printing a Word document, sticking it in an envelope and mailing it. Total rip-off.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
