I found the process a little confusing as a first time landlord to be honest and the lack of communication after I signed the Terms made me feel like know body cared once they had my business. Everyone I have dealt with has been nice but due to being passed about between a variety of different people it's been hard to keep track of who to deal with. Only today my mum got a call from one of the maintenance guys (not sure why when my email and mobile are available - I only put down my mum's number in an emergency as I leave the country in January) to ask why he didn't have access to the property? When I got home and got the message I called the Withington branch who cut me off and basically told me to save my breath as they had no notes or key and gave me the Didsbury phone number to call. I called them and spoke to Sarah who was really helpful but suggested I call Withington. When I explained that I was the landlord had been directed to her by Withington she apologised and said she would get back to me as nobody seemed to know where the key was. I then spoke to the maintenance guy who said that he wasn't going to the property to quote for the faulty light but to fix it and would probably cost at least £40+ vat. I had instructed the Withington office to call my handyman as he is a friend and does a good job at a good price. I'm not against using the maintenance service but would expect quotes first. Knowing myself that the fault is down to the light motor needing changed, this would only cost around £5 to fit the part. I then told the maintenance man to cancel the job, rang my handyman myself and gave him the details of both offices to liaise with. Not great for a managed service who called my mum instead of me and called the overpriced maintenance service instead of my handyman as instructed. Not a great start. I am hoping that these are teething problems as with the exception of the lady today who fobbed me off with the Didsbury number everyone has been really lovely although one point of contact would have been nice.
So far I am undecided on whether I would use again. Perhaps I have been a little new to this too and expected to have been spoken to more. Also I wasn\'t expecting the initial fee to have vat added leaving me with £164 which was less that anticipated. As mentioned, I expect that today\'s events are teething problems and as long as my property is looked after and my tenants are happy so am I.

1) Transparency of agency fees. 2) Respond to issues in a timely manner. 3) Abide by the law.
No transparency. The fees were sprung on us last minute and explained away as being necessary for printing a few forms. >£300 for printing a few forms followed by a negligent service that often breached the law.

1. Furnish property as advertised OR reduce rent accordingly. 2. Give 24 hours notice AND/OR ask permission to enter or let people into the property. 3. Acknowledge and admit to mistakes. Apologise and offer financial compensation for said mistakes. 4. Not disobey contract law. 5. Only allow trusted contractors onto property AND/OR give clear instructions to contractors.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
