I'm not in the habit of leaving reviews, let alone a negative one for anyone or business, but for the sake of helping others from becoming victims to this bunch of fraudsters, I'm committed to pursue through all means possible and share my experience with the public until my £3000 gets refunded by these scammers. This bunch will make you believe they are a large investment sales company but DO NOT BE DECEIVED, they are everyday hustlers, ready to take advantage of potential buyers and possibly sellers for personal gains. They make you believe they are heavily regulated. Checks made to date show they only hold basic registration for redress with the property ombudsman and did not signup to its full code of practice. This is confirmed info from TPO as of 22 July 2024, which exposes crafted gimmicks perpetrated by this bunch. Feel free to contact TPO if you doubt it. Summary: Note on their listings towards the end …. “a fully refundable buyers premium may apply to secure a property. This amount is not an additional cost and is refunded in the event of non-completion” (This is a LIE and a SCAM!) Also note in their bogus terms of business… “The full amount of buyers premium is refundable if the seller no longer wishes to proceed with the sale.” (This is a LIE and a SCAM!) My experience until date: This Scotland based business advertised a tenanted property situated in Manchester M22 area of England for sale by misrepresenting facts about the property for personal gain. Property had no valid tenancy agreement, EICR, Gas safety nor EPC but sales rep. 'Daniel S' claimed to have copies of them on file even though there was obviously no EPC for the property on the public register. The sales representative insisted that they had EPC on file too, and able to share after I commit. After placing an accepted offer, the pressures began by requesting £3000 exclusivity fee through phone calls. He further said that a returning investor of theirs was about to pay, if I don't act fast in paying the £3000 to secure purchase, besides the premium is fully refundable if property is not compliant or no completion (As a buyer, you are made to believe that this premium is included in your offer and not an extra cost…SCAM!) In fact as I know it today with reviews read... this £3000 is a payment this bunch plan you WILL NEVER get back regardless of what was advertised, stated in their bogus terms of business, no completion, or even if it's illegal at worst. Their idea is that once a buyer pays they try NEVER to refund under any circumstances. This bunch only then started arranging for EPC, Gas safety, EICR and advised the seller to write-up a tenancy agreement that turned out bogus, eventually led to all of the problems that made it impossible to secure lending. These fraudsters corroborated the fact that they asked the seller to draw up a tenancy that was backdated by 5 months, allowing the tenant to continue to pay substantially low rental amount for 2 years including post completion for their own personal gain. This business basically advertised an illegally rented property with no agreement nor certificates and lied about it being compliant even in writing. Suggesting that they DO NOT understand the legal ramification of that in England or simply don't care. Two lenders declined to lend at that low rental amount & value, which I informed these fraudsters of the details. They came back with a renegotiated purchase price from seller which I agreed to after speaking with brokers. However lender will still not lend at such low rental amount. Even its own head of completion 'Jack' repeatedly confirmed that no lender will lend at that rental amount at the renegotiated price. I thought he was sympathizing with the troubles they had caused me. Not in my wildest dreams did I think for a second that this bunch of scammers had eyes on my £3000 while I was on about how the bogus agreement they created can be rectified so as to get lending. Jack E. emailed to say the seller pulled out of the sale and apologizing stating that 'I AM ELIGIBLE FOR REFUND' under their terms of business asking that I email 'hello@letproperty.co.uk' to get my refund, which I did. To my greatest surprise they relisted the property whilst I got an email back pretended like the refund request was being handled by a totally different organization (All of which are part of the plan, to make the refund come across as complex and asking me to provide evidence as to why I should be refunded etc... what a set of jokers! despite the fact that this business were fully aware of all of the troubles , delays and frustrations they caused me, coupled with the fact that their seller simply pulled the plug on the transaction that I was very committed to. This inhumane bunch still had the nerves to try and scam me off my £3000, which I still haven't received as I share this. How can it be possible that a seller decides not to proceed and you try to keep a buyer's fund! A payment you claimed is not an additional cost to the purchase price and will be refunded

Hi Ryan and Paul, I am a victim of Let Property Sales Limited. The company defrauded me of £6,000 since 2nd December 2024. They have flagged all of my reviews on Trustpilot except one that I just posted. We need to form alliance. The company's terms are not consistent with section 62 of Consumer Right Act 2015 and section 5o, 3a as well as others in TPO codes of practice (Scotland). We need to escalate to National Standards Organisation about the company's malpractices. Their terms are fraudulent! In the meantime, you guys should escalate to consumeradvice.scot. Tell them the details of your experience with the company and their terms Please read section 62 of the Consumer Right Act 2015. You can download it.

Hello. Thanks for sharing this. This helped me to reinforce my assessment of them when I spoke to the letproperty lady couple of weeks back. A property in Manchester on rightmove I showed interest and my phone kept ringing after that. No estate agent I know will call more than two times and leave a voicemail rather calling 10 times. Same story of hard negotiations and offer accepted email with constant phone to pay the buyers premium while staying on the call. This is when I got alerted and asked them to have a view if the property before I pay any single penny.

Hi everyone I’m also a victim of this bunch of scam artists They took 6,000 from me for two apartments and lied to me about a full refund if I can’t get a mortgage (as stated in their so called terms) I used their approved mortgage broker and was still unable to get a mortgage I requested a refund and they refused to give me a penny back . Eventually I opted to buy one apartment as a cash purchase The scum bags the. Said I can’t have a refund because they (without any consultation) said that both 3,000 payments have been applied to the one apartment that I want to purchase A complete scam by a bunch of scammers and thieves I’d be willing to join forces and take out a class action law suit with anyone that’s interested This kind of scam must be stopped

Misleading Investment Claims and Legal Pressure Tactics Let Property Sales Ltd marketed a tenanted property I was closely connected to, and the listing raised serious legal and ethical concerns. They advertised it as a high-yield “investment opportunity” but failed to disclose key material facts: The tenancy was called “standard,” when it was a full Assured Tenancy under Scottish law, meaning the tenant has long-term protection and cannot be evicted without a tribunal. No mention was made of the absence of a valid EICR, a legal requirement in Scotland, making the property non-compliant for rental use. They claimed a 9.2% potential yield, which is completely unrealistic since rent had already been increased and cannot be raised again for 12 months under rent control legislation. The listing also omitted restrictive title burdens prohibiting holiday lets — yet the property was marketed to investors seeking that model. They also use aggressive contractual language, suggesting you’re “lucky” to pay a reduced fee if you exit the process — which appears intended to divert attention from the questionable enforceability of the agreement itself. I will report this to: Trading Standards Scotland The Competition and Markets Authority (CMA) under the Consumer Protection from Unfair Trading Regulations 2008 and the DMCC Act 2024, which now explicitly prohibits withholding material information in property marketing. I would not recommend this agency to any buyer, seller, or tenant. Proceed with caution.

Also a victim of this. They took £6,000 per property. So they actually took £12,000 off me. They strong-armed me to taking a review down to give me one £6,000 back, but wont give the other. Its been with TPO since the beginning of the year but they have a huge backlog. Any one else has any joy or tried other avenues to get their money back? Cheers

Similar experience. They have £6K of my money, yet sold the property to someone else anyway. Not sure why my buyers premium were 2x what everyone else's are but there ya go! Its currently with The Property Ombudsman and has been since the start of the year as they have a huge backlog. Has anyone else had luck with other avenues? Cheers

I am glad that I have read these reviews. Krystal has been very aggressively asking me to pay £3K deposit after we agreed on a price of the house. I have asked to view the house so many times but was refused. She even asked me to send my bank statements to proof my funds. I feel something is off. I like the house a lot. I am glad I saw these reviews before I pay anything.

Extremely disappointing experience with Let Properties. A scam company with a professional front! I paid a £3,000 “refundable” Buyer’s Premium after being assured multiple times that it would be returned if the sale did not proceed. The property they advertised had undisclosed leasehold complications that made it unmortgageable, something any responsible agent should disclose before taking payment. Once the deal collapsed, Let Properties offered no meaningful communication, no support, and repeatedly refused to refund the money, despite their own terms stating it was fully refundable in this situation. I was passed between departments, given inconsistent explanations, and left without any clarity. I eventually had to take legal action to recover the £3,000, and the court ruled in my favour. My experience involved nondisclosure, delays, and poor handling from start to finish. Based on this, I would strongly advise buyers to be extremely cautious about paying any upfront fees to Let Properties. Use a reputable estate agent instead.

I am also a vistim of this! i paid the 3k and there were discrepancies in the investment pack, the tenant had left and the seller eventually withdrew. they purposely told me information late so that I would be rushed into purchasing it. They refused the refund even thouhg the seller has withdrawn and I have submitted a TPO complaint.

I am also a victim of Let property . i paid the 3k and there was issue with the valuation of the property and they went silent when i asked for refund or revaluation . All of a sudden the person to deal with was no more available. I have also reported them to TPO
