I had found a one bed flat through James Chiltern to rent, paid my deposit and provided my documents. For a week my references hadn’t been contacted. James Chiltern informed me the landlord had decided to move back in 7 days after I paid the deposit. Bearing in mind they had known for a week and didn’t think to warn me of such so at least as I was aware. A few hours later the property was back on their site and available for viewings. A quick phone call made by an associate of mine discovered the landlord is not moving back in and the property is going through referencing with someone else AFTER they had received my deposit within 5 minutes of receiving their email requesting it. They are deceitful, liars and should NOT be trusted. This is a warning to all they will make mistakes which involves money and lie about it and make no attempt to pay you back you have to chase them for your money.

Although the viewings were not as many as I would have liked (I put this down to the slowness of the market at the time), However the viewings I did get were genuine. (a rather large agent who I used before seemed to nab people who had phoned about other properties, put them in their car and take them to see other properties which they had no interest in what-so-ever, which was very apparent as the viewing lasted about 30 seconds). James Chiltern only provided me with viewings from people who were genuinely interested in my property. They also took the time at the viewings enable me to tell the prospective buyers all about the flat and area etc.

One of the worst estate agents to deal with.
I had to terminate my contract with them after 8 weeks as they couldn't get me a single viewing for my property.As soon as Ayyaz signed the contract he went on a holiday for 4 weeks and after 3 weeks Nichole went on Holidays.So for few days it was just James who was working alone in office and he didn't had a clue about what was going on.
After Ayaaz came back i told him that its been 4 weeks and i want to terminate my contract as there was no viewings arranged for my property.He convinced me that if you the drop the price we can get more viewings and potentially sell the property. So dropped the price from 295k to 285k in 4 weeks but no viewing has been arranged and than we further dropped it to 280k and he asked for a week to some viewings.
So i agreed for that and within 2 days Nichole called and said there is an offer on my property for 270k without even a viewing of my property that was very strange.
They clearly knew that i will not accept that price.So I started to negotiate the price and in the end when i agreed for 270k ,she said the client is not interested as we negotiated a few times.
So after that incident i decided to remove my property as i knew that all they do is lie about everything just to keep you as a client and keep your property listed with them.They don't have a strong data base of clients plus thier service is crap and lack of intiative from the staff.
So i have sent an email to both Ayaaz and Nichole on the 5th May and they didn't reply for few days so i called and spoke to Nichole and she said she will remove my property but obviously that didn't happen.
They stopped answering calls from my mobile and landline number.
Once James answered and when i asked for Ayaaz or Nicole he placed my call on hold for 10 mins and at the same time i tried to call from office number and Nicole picked up the call.So it was pretty obvious that they were avoiding my calls.
So i have sent another email on the 10th May requesting the same and again no response and in between i was trying to call and get hold of them.
On the 11th May Nicole said their system was down and they gave the same excuse for 5 days because of which they not able to remove from property from right-move and zoopla.
On the 15th again they were not picking up my calls from my mobile and my landline so i had to ask my wife to call them and guess what they picked up the call and it was Ayaaz and when my asked him is system up and running now and he didn't replied to that as he keep asking who calling and when my wife
said it was her he was like yes we'll get the property removed our systems today.
Same evening i spoke to Ayaaz who have not acknowledge by 3 emails and guess what same story again.
It was like torture and so stressful dealing with them.
Finally on the 21st of May i didnt see my property listed with them.
It was a nightmare.

I felt very much at easy with James and there was no pressure to go ahead with anything. In fact I had a few other agencies look at the property with higher monthly yields, but in the end went with James Chiltern and have no regrets. Ayyaz for the most part brought the clients round to view the property, I found him to be also easy going and professional. Five stars all the way for James Chiltern.

As lights were clearly on in the property I told her that her response suggested that I was lying which I found offensive. Her response? âWell when I came to your property a tap was left onâ. I told her not to change the subject as my call was about her incompetence and inability to accept that she had failed to ensure that ALL lights had been turned off. And for the record Nicole a tap had not been left on the dripping water you heard was from the toilet cistern which was overflowing but has since been fixed.

TIt saddens me to give this negative review because all staff bar this lady have proven to be exceptional, Mathew is pleasant, cheerful and always available and Ayyas always goes out of his way to offer advice and support. Nicole is however another story and she is in need of customer service training for she lacks this in all capacity. When I told her I wanted the keys to my property returned she told me to come and get them on Monday. As I saw no reason why I should wait until Monday I drove round to the agency and collected my keys which she dropped into my outstretched right hand.

The sales fee is reasonable than all the other local agents, even though I never had a property sold by James Chiltern Estate Agents.

Lies, lies lies is all they will give you.
Lie 1. They were supposed to rent our my flat for a few months while i looked for a buyer. Instead they rented it out for a year and had even promised the tenant that i was willing to rent our for a few years and that is why they choose the flat. Now i cannot sell the flat and have to wait for the break clause to kick in.
Lie 2. As i was going to sell the flat, i asked if there was an excemption from the landlord license scheme, they said no and today i found out i could have been given one as i was planning to sell.
Lie 3. They keep advertising the a property even when it has been sold or rented out to give an illusion that they have loads of property to rent out.
I now unwillingly have a flat as i cannot sell it because these people have total disregard for how they treat people.

My husband and I are looking for a place to buy. We viewed a few properties with James Chiltern, usually with James and everything was fine. However a few times another agent showed us around. I believe his name was Chris. He was always late and would talk to us like we're mates from down the pub failing to provide us with the relevant information about the property (service charge, length of the lease, etc.). Finally one day we arrange a viewing with James for the property next door to their office. The viewing was planned for 12 pm. We called at 11.30 am to confirm (because we live half an hour drive away) and Chris told us the viewing was at 3 pm. Breaking news to us but we went with the flow. We called at 2.50 pm to let them know we were around the corner but when we turned up at 3, Chris still hadn't got in touch with the tenants to check we could come upstairs (bear in mind it's the property next door). We waited 15 minutes for Chris to arrange everything but he didn't seem to be getting anywhere (no surprise if the tenant thought like us that the viewing was at 12 pm) and we had another appointment to attend. We agreed to come back at 4 and Chris promised to have it all sorted by then. When we came back at 4, Chris did not even bother getting up his chair and called to us through the room (where two other couples were standing)

We have rented with James Chiltren for almost 2 years, anytime we needed them they were always prompt, courteous and precise. We had a good professional relationship and we ended it in great terms, they were very prompt with refunding the deposit also we still have mail to pick up and they always ... Read Full Review

Really dodgy company, Ayyaz can be quite a smooth talker but its all a front. Received very unprofessional and dishonest service from these people. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
