The agent could of been better organised at communicating with us. Answering calls and keeping the vendor in touch with what is happening are all important assets to an agent. They could benefit from the use of a professional photographer. Better write up for their prospective sales and more than anything else....be honest with the vendor and don;t treat them like idiots!
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
