The worst experience I have ever had with any organisation, extremely rude staff who are abusive to tenants when they have issues. They do not carry out proper repairs leaving people without heat or hot water in the middle of winter I experienced this two winters in a row with them. When you challenge them they issue a section 21 to get you out and increase the rental price. Avoid at all costs.

After 5 years of renting with them, and always paying on time and never causing any damage to the property , I am faced with completely different agency when I want my deposit back. After Paying for 16 hours of cleaning, getting window cleaners to clean inside and out plus the balcony they are asking for another clean worth of £250 and god knows what else that are going to come with.Considering we have spent close to £50k renting this property over the years,generating them a nice income in the process, I would expect little bit of human approach. Agency is Greedy and unrealistic at the end of the tenancy and for that reason I would stay away from them, plenty of better ones around just have a look.Tom

Horrible ! The heater in one of the rooms wasnt working since I moved in and when i asked for it to be fixed - it was winter - it took them till now to finally bring the extra heater. They did not fix other one. They were coming in to the house when we werent there even when I said i do not wish that anyone will come to the flat if we are not there. Once they left front door open to the flat - forget to close it ! The washine machine broke and it took them 3 months to try and fix it. They failed. Still not working properly - it takes 3-4 hours to do the washing cycle. Light in the hall did not work and they refused to fix it. And it wasnt a lightbulb. It jus did not work. They are not helpfull at alle , did not wanted to fix anything and tried to tell us that we broke this things even when we told them they did not work since day one. Never again, i cant wait till I move out. I never had that kind of expierience since I started renting flats, all other agencys were very helpfull and respectfull , just kind people. This time i got bad luck with an agency.

What agent could do to change your mind?
More effort made. Telling us to give them a receipt of the cleaning which apparently would have made a difference but they never did. Even though we had a professional cleaner do it, charging us over the odds to clean a hob/oven and to clean some dust (apparently).

What agent could do to change your mind?
Not attempted to keep more of my deposit than is due by essentially lying, accepting that their inventory clerk does a bad job. Behaved professionally when dealing with this matter rather than not even bothering to investigate themselves leaving me to do this to avoid unfair charges.

All very lovely and pleasant through obtaining our property and all the while we were paying them money- when we terminated our tenancy. got nasty about the deposit. Basically they use JK inventories who are clearly incompetent. We went to their office to discuss 'deposit deductions' including chimney sweep which we accepted, 2 'missing heaters' which totally befuddled us because we knew we had left them in the property's shed. When we raised this and asked why the inventory clerk hadn't seen them we had 2 bulls**t excuses one being 'the inventory clerk doesn't look in the shed' and more hilariously 'the shed isn't on the inventory'. How ridiculous. Anyway the woman 'dealing' with us said they would check with the new tenant and that would be fine. They also claimed for 'plaster damage'. The property we rented was a very old cottage in frankly appalling condition. When we moved in we took photos of absolutely every little defect, including a lump of plaster missing from above the stairs.This is what they claimed for. We said we hadnt done that and had in fact photographed it upon moving in. We were then accused of taking the photograph having caused the damage ourselves. Apparently, writing this ion the inventory is the ONLY form of evidence they can accept- and we didnt do this. Seems a bit stupid that a photo taken less than an hour after getting the keys is less valid than an inventory we could keep for a week..coulda caused that damage any time in that 7 days and written it on the inventory, dont ya think?? Anyway the worst bit was when I received an email claiming "I have called the new tenant and double checked with the inventory clerk and unfortunately 2 oil heaters are missing from the property and they were listed on the inventory going in. We have no option other than to claim for these missing items, we will obtain a price and send this in writing to you." I knew this couldnt be true so I actually went to the property and spoke to the new tenant. She said the agency had called but left a voicemail and that the heaters were of course in the shed. I was totally stunned that they could claim they had already checked and made the issue look resolved I believe, in order to swindle more money out of us. This whole episode caused me so much stress because it was SO UNFAIR! We also improved the property great;ly by putting in a bathroom door which they obviously think isnt necessary in a rented property! The attitude of the staff member who 'dealt' with all this was basically that we were liars which seems a bit hypocritical considering her later attempt to claim for items that had been noted missing because their inventory clerk couldnt be bothered to look in the shed! If they are that unobservant then how valid is their whole report??We were going to dispute the plaster damage claim but it came to about £20 so I'd rather pay it and forget the whole thing, and its well worth it to never have to deal with these people again!I will never ever rent off them and actively recommend you don't either if you value your money!

What agent could do to change your mind?
Perhaps explained their viewing criteria upon making the booking with them, before wasting our time.
Telling us when we viewed the property that there were others viewing it and that all our details would be passed onto the landlord to decide.

Underwhelmed completely by this agent. My husband and I went to view a property today with them, we were the first of the appointments scheduled for this particular property for the day. Left the property after viewing (another person arrived to view it) and decided we wanted to take it. Phoned the office to tell them we'd like to pay the deposit, the lady on the other end of the phone asked us if we had let the lady who'd shown us the property know. We replied that we hadn't as she told us to call the office, which we were now doing. The lady then told us she would call us back as she was busy with clients.
My husband reiterated to her that we would like to take the property and as there was someone else looking at it, we wanted to make sure that we got the property. All seemed fine, she confirmed she would call us back and take the deposit.
An hour or so later, we received a call from them to say that the other people wanted the property so they gave our information to the landlord for the both of us (all they knew about us was that we were ready to move in three weeks as we've sold our property and we are employed) and the landlord decided to go with the other couple. Even though we were assured that we were the first and the property was ours on our initial call.
When I enquired as to why this was, I was informed that it was because if they have a block of viewings on the property and they would all like it then they will let the landlord decide as it is the only fair way to do it. Even though the lady at Stuart and Partners had told us that we were the first to phone in and she'd call back to take our deposit. I replied that I didn't understand why the landlord had been given both our details when we had clearly stated and were told that we would take the property? To which they said the other viewing was booked in before us so they had priority?
I asked if that was the case then why weren't we informed of that on the initial call to book the viewing, or when we were discussing the actual terms and conditions and fees with the person who showed us round? I also pointed out to them that if they are carrying out a block of viewings on a property and all interested viewee's details are passed onto the landlord to choose, then why did we - when going to view another property with Stuart and Partners, literally in the car on the way there (we live 25 minutes away) receive a call to say the property has gone as someone has just paid a deposit? This was a very similar situation, whereby there was a block of viewings. Surely we should have been allowed to view the property if that is what she was stating and our details been passed onto the landlord for them to choose?
Something screams to me that this company is completely unprofessional, one rule for one, one rule for another.
Very, very disappointed with them.

What agent could do to change your mind?
A simple courtesy call to keep us in the loop of what was happening would have prevented such frustration and disappointment with Stuart and Partners. Obviously if a property sells, it sells, that is their job. However, the other people looking at the same property are also entitle to some courtesy and for Stuart and Partners they need to address a serious customer service issue and provide their staff with sufficient training so they know how to communicate with clients.

I have contacted Stuart and Partners numerous times regarding properties to let and for sale. One particular property we were interested in was put on the market, then taken off, (which was out of their control) then put back on but without taking viewings or offers, then put back on in full. Throughout this time I contacted Stuart and Partners EVERY time even though they had assured me they would contact me to keep me in the loop with what the status of the property was. The final time I called Stuart and Partners, I was told they had taken a deposit on the property we were interested in earlier that day, (after the initial phone call of the day when they were supposed to call back, which they didn't). When expressing my frustration and disappointment that I hadn't even had a courtesy call to say it had been taken, the response I got was that my availablity wasn't sufficient, yet I had offered to visit the property on the day but was told they were not doing viewings. So how was a deposit taken AFTER a viewing earlier in the day I had offered to visit! There was no explaination as to why I had not been kept updated, it was a pure lack of courtesy and customer service. All in all I have dealt with A LOT of estate agents over the past year and whilst I would not give any of them top marks, Stuart and Partners are by far the least professional, rudest, least courteous, most unorganised and most unhelpful estate agents I have dealt with. I would advise others not to deal with them in any way and I certainly would never deal with them again.

They are a really good agent. They find tenants quickly, their admin is quick and they always call you back. They remind you when your gas safety is needed and if there is anything you need to be doing to fulfill your obligations. My only problem with them is their rental payment takes ages. It can take 6 days to get the rent from the tenant to you but now we have moved to rental only and we collect the rent, it happens same day.
