AVOID SIMS WILLIAMS AT ALL COSTS!!!
They're your typical dodgy lettings agent to be quite honest, they're as nice and helpful as possible to get you in but once you're in, they're extremely slow to fix any problems but they're very quick to charge you for anything they think they can get away with. Hopefully the new laws regarding what agents can and cannot charge you for, puts these cowboys out of business.

Upon check in, they sent my partner's details to the utility companies, despite me telling them that I would be paying the bills. This of course caused several nightmares. Communications were sometimes a bit wobbly and a couple of issues we had did not get sorted although many did, quickly and seamlessly. They visit EVERY THREE MONTHS which feels really invasive - I can understand to do this for maybe a year but then tone it down - it's so excessive. And worst of all, they charge outrageous fees. £60 for tenancy renewal and £186 for check out. They also charged £145 for carpet cleaning (2 rooms and a very small hallway) even though I had cleaned them with a proper carpet cleaner myself and upon checking with a local company, find that it costs around £19 per room or less for multiple rooms. They also do not have information regarding these fees either on their website nor in the contract. The people who work there all seem nice, aside from the greed so I'll allow a couple of stars to reflect that.

What agent could do to change your mind?
For the price we paid they should offer a much better service to sellers, especially after an offer has been accepted.

We sold our property through Sims Williams Chichester last year and although they sold the property for us the service was the worst I have ever experienced from an estate agent. Throughout the sale process it was left to us to always do all the chasing with the other parties in the chain including our purchasers which was sometimes very akward for us. We would regularly call them to ask questions and nine times out of ten we were told it was the persons day off that deals with sales once an offer is accepted ( I think she only works one day per week) for a large estate agent this is not acceptable. We tried to complain to the manager but he was always in a meeting when we called and when we finally did get to speak to him we did not even receive an apology for the terrible service. Sadly we would never use Sims William again or would we reccomend them to anyone.
