Really bad.
We were told by the agent there was no interest in the house after the initial few days of the listing. Turns out they had a list of people interested that they hadn’t bothered to organise appointments for or ring back. Then they were telling potential buyers that they couldn’t view the house because apparently the owners didn’t want viewings! Only found this out because we thought it was fishy there was no interest, so a family member rang up saying they were interested and were literally told they couldn’t view the house!
We had a Saturday open day. The lady who begrudgingly did it for us after much persuasion did a really bad job of selling the house. The main offers we received were from the viewings that we did ourselves, much fewer of them too, which speaks volumes about their ability to sell a house. The lady left the front door unlocked with the house unoccupied at the end of the open day.
We were given a ‘goodwill gesture’ of £100 which didn’t cut it considering the above issues and the huge fee they are charging.
This agent refuses to do any viewings for clients in the evenings, or at weekends unless it is an ‘open day’.
Also we were hounded by the agents almost daily for unnecessary updates after an offer was agreed and it really felt that the agents were working for the buyer rather than for us. Pretty much impossible to get through to the person you want to speak to if you do need to contact them.
They are very expensive. Most of them are not very friendly at all and have a poor phone or email manner which I do feel would put off potential buyers.

Struggle to give one star.
I was supposed to be buying a property through auction at Low Fell branch.
I won the auction and paid my deposit this was end of March. At this time I had sold my family home and was going through a separation.
I was told that the property had a problem with the freehold. I was also told that the property had been sold twice before on the open market but had fallen through because of the freehold.
After taking advice from the auction manager, he explained to me that an indemnity insurance would solve this problem and any high street lender would give me the mortgage.
I took his advice as these people are supposed to be professional.
The freehold had still not been resolved but the owner of the property agreed I could still move in and rent the property until the freehold was resolved.
I did move into the property in April. Then weeks later my solicitor informed me that the indemnity insurance was not acceptable as the actual freehold did not even exist, meaning the property was not registered at all. This was going to take a long time to register the freehold.
Cut a long story short,
I came back off holiday on 15th September to a section 21 notice from the owner. This was giving me two months to find a new home, bearing in mind I had stupidly spent thousands on the property as I was continuesly told the property would be mine eventually.
I have made numerous calls to the auction manager and the branch manager and even sent an email to Sarah Mains the director, she has not replied.
I'm now thousands of pounds out of pocket on antidepressants suffering from stress and anxiety.
It has taken me weeks and weeks to get my deposit back which I received on 1st November. I am now expected to find a suitable property in 6 days.
I will keep you updated and thank you for taking the time to read this. Joanne

The day of the auction the house didn’t sell, however was told a buyer behind the scenes made an offer. The offer was half of what the house was worth. They refused. Then the auctioneer phoned and said that 50000 was a true reflection of what the house was worth. My mam, broken leg and struggling with stomach cancer believed them. She hasn’t signed anything when family told her not to sign she had been threatened with legal action. The next day when clearing the house the new owner arrived; rubbing hands telling my mam he was going to sell it straight on and double the money. I am sick to my stomach this company has robbed my sick mother. Please don’t make the same mistake and stay well clear!!! They are corrupt!!

Shocking and disgusting treatment of tenants. Despite the cabinet rotting and being putrid with black mold as a result of the landlords shoddy work SARAH MAINS CONTINUE TO PRETEND THEY DON'T KNOW BASIC TENANCY LAWS AND RIGHTS. I've rented plenty of properties in my life and this is BY FAR the worst experience I've ever had. It's like they have never managed property in their life and have just walked in on the job.

My mum called the agency to view a property, they advised that they can only do viewings between 9:30am-4:30pm Monday-Friday. This is not accommodating to the working people, the property is in Low Fell and they have advertised it as £800.00, this is clearly a rental property for professionals but they will not be flexible for viewings for those who are unable to get to the property before 4:30pm due to their work commitments. They had the cheek to continuously mention about the affordability being over a certain amount, however, they will not do a viewing. They have advertised that they are open until 8pm on weekdays and open weekends, it is very frustrating that they would not be willing to a viewing for a family of three who are all professionals.

I can't thank the property team at Sarah Mains enough for their help, support and professionalism in selling our house and helping us with our onward purchase.
I was very impressed from the start when Amie (one of the valuers) re-opened the office, just after closing time, to take our details. She went out of her way to help, and within a couple of days she had valued our house, taken photographs and actually found us a buyer who was ready to move – exceptional service.
Unfortunately the chain broke down (it happens!), but once again, the team got straight into action, and our home was videoed and on the market within two days. We had regular viewings and quickly found another buyer.
The whole process has been stress-free and the girls in the Sarah Mains Low Fell branch have been an absolute pleasure to work with. So huge thanks to Amie, Kelly, Lorraine, Sharon and Lyndsey (and anyone else I might have missed) for keeping us up-to-speed and, quite literally, getting things moving.

Sarah Mains staff forgot to check when the previous tenant was moving so consequently, our move was delayed by a week and we've yet to receive an apology or reply to our complaint email to Sarah Mains for their sheer lack of organisation and common sense to verify a previous tenant's move-out date before handing over keys to new tenants.
Hope to never have the misfortune of dealing with Sarah Mains again.

They took my key to let my house. They lost the key. Then they told me that they had found it. Then they went to show my house to an applicant. They couldn't open the door. It was a wrongs type of key they had found. I knew what I had given them. Anyway The lock had to be broken. It cost me £80 They only offered £50. That is bad. Why not pay for the loss. They had tried to cover up the loss of my key by saying I had given them the wrong key to start with. Totally dishunest. I don't want to have anything to do with a dishunest estate agent who can not admit a mistake. They pretend to be this big estate agent with custommer servives They are not. Keep away and take your bussiness else where

Absolutely disappointed with Sarah mains. They definitely doesn't stand on your site - doesn't mind if you lose extra few thousands pounds so that they can get the deal and their commission. (They find you a lousy buyer which said the deal can be done very quickly as long as you give in for a lower price, however will then keep delaying the process and eventually came up and said if you give in a bit more then it will be done sooner etc, also keep emphasising to you that since you have been waiting for months (which the process can be done with in 6-8weeks as promised earlier), why not give in more and that so that the deal can be completed). Terrible especially if you are under pressure to sell your property to move on and they have just wasted extra few months for you. The mortgage advisor although will find you a deal which most of the mortgage advisor will do, will definitely not think on your side, eg. recommending solicitor or bank in your local areas which will be at your convenien, especially if you are not staying locally. They just want you to use their service, doesn't minding you taking the unnecessary troubles to travel etc.

Experience from several year ago when Sarah mains were managing agents for my sons property whilst he was working in the Middle East. Vetting eventually showed tenant had CCJs and didn't pay rent for seven months eventually we had to get solicitor and bailiffs to evict leaving ,y son £10000... Read Full Review
