They are withholding my money from the DPS after 6 weeks of vacating the property. For their evidence they submitted photos of the wrong property to try and claim part of my deposit! Currently ongoing with the DPS after all this time. Awful communication when trying to revive your deposit... Read Full Review

Poor communication throughout tenancy. My son had the tenancy agreement - I am his guarantor. After vacating property and taking photographs as evidence that his room was left in an immaculate condition, Robert Manning tried to charge him for unnecessary cleaning. DPS are involved; Robert Manning have submitted photographs of a random property to support their claim. Outrageous! 6 weeks after vacating, he is still waiting to receive the deposit. Disgraceful attempts to fob him off and delay payments. He is back at uni after a year out on placement and desperately needs his (my) money returned.

10 July. Having requested a viewing at the property in Vivian Ave 23. I was presented with a clean and new looking converted house with each room ensuite. The property agent gladly shown me the apartment which I thanked and left. 11 July. I have asked the property agent if the rent can be negotiated (usual process). Negative response within minutes used the usual answer: great property lots of interest etc. On the same day I am being offered room 1 in the same property for £700 which in fact, to a female friend of mine who also had a viewing at the property days before my meeting was offered for £650. I had to reject this offer because renting that room was not my interest.
12 July. I have requested a second viewing. The property agent rejected the second viewing due to busy agenda from the property manager's side. 13 July. The property agent has answered a number of questions related to the property and texted that âno roomsâ are available for couples. There is couple living in this property at Vivian Avenue 23. 16th of July The second time asking for a second viewing. The request receives negative response.
23rd of July. There is no agency fee asked. Holding deposit £300 transferred to given account. For my request to remove the bed from the apartment NO is given as response. 27th of July I am being warned to pay an invoice £125 and sign a contract despite that I clearly told to the letting agent I am not in the country and not moving in until the 1st of August. 2nd of August. Received another message to warn me to pay £125 and sign a contract. 3rd August Having returned to the country I am being sent a 2nd new contract which incorrectly states a reduced rent fee of £700 instead of the £750 advertised. I had to ask the property agent to correct the contract for my disadvantage. 3rd of August A 3rd contract received and later on the same day payment is done from my side. 6th of August At Robert Manning's Victoria Office I had been presented with a key which upon request did not open the property at Vivian Ave 23. I am instructed by the letting agent to force the door (text message available as evidence) and letting agent insisting on that the right key was given to me. After 30 minutes of hopeless trying to open the property, the letting agent gets in contact with the landlord. The landlord kindly came over to open the door. The landlord is clearly not happy with the letting agency's performance. 7th of August I am being asked by letting agent to do a favour to him and meet him half way between Central London and Vivian Aven. 23 to exchange the keys, the right one with the wrong one. I politely offer my best availability for the key exchange. Late night on the 7th of August having flushed the toilet for the first time in room 5 a full tank of water mixed with urine went on the floor. Having checked the toilet drain pipe is not connected. I have immediately texted the letting agent immediately and left the room due to lack of any other sanitary solutions in the house unless knocking on the neighbour's doors for dumping.
8th of August Wednesday the landlord being contacted by agency and I am told that by Friday or Saturday somebody will come to fix the toilet. For my question until then what is being offered I have received no response. Late evening a plumber came who had no spare part to fix the toilet. The toilet is not fixed for another night.
9th of August For my txt message whether I can return to the apartment no response received. Having checked the toilet myself I note that it had been fixed. As a conclusion the letting agency let out a room which was not ready for renting. Letting agency did not check the property thoroughly before signing contact with the landlord. For the tenant that has caused 2 days without toilet facility hence two nights in hostel. On the same day the missing window blinder is installed which is a size smaller than the actual window.
10th of August I have called the letting agent to express how unhappy I am with the service I receive, and I expect some sort of compensation. But the least would have been nice to receive a sincere apology! I am told that I will get update. Never received any response.
28th of Sept. I have reported that the property is badly infected by vermin. Until 10th of October no action was taken.

This extract from spareroom.com is showing the ground floor room in this property. Stating there are two large kitchens. Power showers and no room available for couples.
With reference for the above advertisement, which I reported on spareroom.com as misleading, next time when any R. M. letting agent is at this property would you please so kind as to count me how many kitchens are in this property and define the size of both kitchens please?
Very poor and totally incompetent customer service from R. M. Victoria letting office. They claim they are expert in lettings.

Very poor service from Robert Manning Lettings. They don't do any of the maintenance and management aspects of their role. They expect payments for things they don't do and demand money without any explanation. They *were dishonest, money-grabbing and untrustworthy. They have been abusive ... Read Full Review

Very poor service from Robert Manning Lettings. They don't do any of the maintenance and management aspects of their role. They expect payments for things they don't do and demand money without any explanation. They *were dishonest, money-grabbing and untrustworthy. They have been abusive by phone and by email for simple tenant requests (broken heating). They even lie to the landlords instead of helping both parties manage the property. Please avoid.
